Public purpose served by this requir�nent is to provide open space for off-s treet parking without encroaching onto public right of way. Also for aesthetic consideration of not reducing,the "6uilding line of sight° encroachment into a neighbor's f ront yard. Section 205.053, 4B, subparagraph 4, requires a minimum side yard setback of 5 feet for an attached garage. Public purpose served by this requirement is to provide space between individual structures to reduce conflagration of fire, to provide access to the rear yard for emergencies, and to limit the condition of crowding in a residential neigh6orhood. � B. STATED HARDSHIP: "We have oniy a one bedroom house and with one child we need more raom for our growing family. We want to add on bedrooms and a basement onto the west side of �he existing house which is 37 feet from the curb." Staff Note: Grandmother called in and stated that petitioner waoted_.t4 ask for a variance for an 18' x 22` qarage on same request. This car port has a 2 foot over�iang resulting in a 3.5 clearance to the nevr qarage proposed at 621 Janesvi'lle. This €sat and a half would be reduce6l more if the new structure has an overhang. 3 The Guilding code requires that there be 6 feet between garages unless the adjacent walls have no openin�s and are rated for one hour fire resistance. Therefore, tfie following optional stipulations are recommended by staff. (l) Deny the request and build a 20 foot garaqe.
