TO WHOM IT MAY CONCERN:
NOTICE IS HEREBY GIVEN THAT the Board of Appea.ls of the City of �ridley
will meet in the Council Chamber of the City Hall at 7:30 P.M. on Tueaday,
October 12, 1971 to consider the follawing:
A request for a variance of Section 45.053, 1B,
Fridley City Code, to reduce the minimum aquare
footage for a lot recorded before December 29,
1955 from 7,500 square feet to 6,600 square feet
to allaw the coxstruction of a dwelling on Lote .
18 and 19, Block P, Riverview Heights Addition
the same being 689 Janesville Stfceet N.E., Fridley,
Minnesota. (Request by Mr. Carroll Oakvik, 686
Rimball Street N.B., Fridley, Minneaota.)

A. PUBLIC PURPOSE SERVED BY ItEQUIREMENT:
Public purposed served by this section of the code is to avoid the
_ condition of over-crowding of the residential neighborhood. Also
to avoid exeess burden on the existing water and sewer services.
B STATED HARDSHIP:
Lot size as is, cannot be developed without a variance.
C. ADMINISTRATIVE STAFF REVIEW:
Staff research and picture indicates that several other houses have
been built on 50 foot lots in this area. The lot is not serviced
with sewer and water. The lots on either side of 689 Janesville
are now developed.
Unless there is some objection by•the neighbors, Staff has no
objection to this variance request.
