RE: Variance request, 1421 Kerry Circle, Fridley, MN 55432 This correspondence is intended to further describe the unique property conditions that impact the design of the desired garage expansion. City code requires that the setback of a11 residential structures be not more than the average of the adjacent structures plus or minus six feet. Specifically, this request is for a 6' variance in the setback average ordinance. Other design elements in terms of side yard setback, total square footage, and minimum distances from all property lines are satisfied as defined by the current city ordinances. The project: The project consists of extending the existing two car garage toward the street a total of 18'. The simple solution when expanding a front loaded double garage to a triple garage in most cases is to expand laterally (parallel to the curb) and create a front loaded triple garage. However, in our case this option is not possible. Expanding our existing garage to the west is not possible due to the fact that the existing garage is currently 6.2 feet from the side yaxd property line. I approached our neighbor to the west to see if we could purchase a 4.8' strip of land that would allow for a lateral expansion without a variance but he was unwilling to sell any property. See photo "A" Expanding the garage to the east is not possible because the front door to the residence is located immediately adjacent to the east wall of the garage. Any expansion in this direction would eliminate the front door to the residence. See photo "B" Expanding the north is not possible without impacting living space within the residence. Building a separate garage in the back yard is also not feasible for two reasons. 1. The 6.2 foot side yard set back on the west side of our property does not allow room for a driveway around the west side of the garage. See photo "A" 2. Our back yard and east side yard are heavily wooded with several massive oa.k and maple trees. To gain access to the backyard and create a space for a detached garage would involve cutting down several large trees. This solution would also create a very awkward driveway across our front yard. See photo "C" Expanding to the south toward the street is the only reasonable direction possible. A great deal of thought has been given to the design, creating an architecturally satisfying design solution. The addition uses design elements that incorporate color, materials, and form to break up the scale of the addition as well as create visual interest. . Curb appeal is created by combining architectural details and quality materials, with craftsmanship of installation We hope to correct some of our homes lack of character by incorporating a front elevation makeover as part of this garage expansion. Upgraded cedar siding, stonework, architectural brackets, drip board details, custom garage doors, a cupola, and new exterior light fixtures will be part of the overall project that will seamlessly blend this garage expansion into the existing residence.
