Re: Bathroom mold remediation and remodeling
Scope of work
General conditions
1. Produce required drawings and submit for a building permit.
2. General liability and workman's compensation insurance.
3. Rough and final cleaning.
4. Dumpsters.
5. Trucking of equipment and materials as required.
6. Equipment rental.
7. Onsite supervision as required.
8. Project management.
9. General and administrative.
10. Contractor's overhead and profit.
11. Owner will remove all personal items in work area prior to start of project.
Demolition
1. Set up temporary enclosures with negative air to outside as required.
2. Remove and salvage bathroom vanity and top for re-use.
3. Remove and dispose of bathroom door, medicine cabinet, toilet, shower rod and curtain,
sheetrock on ceiling and walls, ceramic tile at shower walls and rusty sound channel on
bathroom ceiling.
4. Clean and seal mold on all framing members in bathroom and a portion of the living room
ceiling with Fosters products.
Rough framing
1. Furnish and install new resilient sound channel on bathroom ceiling.
2. Replace any rotted framing members after sheetrock is removed in bathroom.
3. Furnish and install any necessary backing in bathroom walis or ceiling.
Finish carpentry
1. Re-install salvaged vanity cabinet and countertop after repairs have been made to walls.

Insulation
1. Insulate ceiling and walls of bathroom with fiberglass batt insulation.
Doorslframeslfinish hardwarel egress window
1. Furnish and install one new flush pre-hung door to match existing style and color as close
as possible.
Sheetrock/taping
1. Install'/z" sheetrock on ceiling and walls of bathroom and portions of living room ceiling
where moldy sheetrock was removed.
2. Tape with three coats of taping compound.
3. Sand all taped areas paint ready.
4. Apply spray texture finish to living room and dining room ceilings to match existing as
close as possible.
Ceramic tile
1. Furnish and install 4 x 4 wall tile at only in bathroom. We have included a$4.00 per sq.ft.
material allowance.
Painting /staining
1. Paint all new sheetrock walls and ceiling in bathroom with two coats of washable latex
paint. Color will be a neutral color.
2. Paint ceilings in bedroom, closet, bathroom and hallway with two coats of flat ceiling
white latex paint.
3. Apply stain and varnish to new egress window, four pre-hung doors and wood base.
Toilet Accessories
1. Install an owner supplied medicine cabinet.
2. Install one owner supplied toilet paper holder and one 24" towel bar.
HVAC
1. Furnish and install one new 50 CFM bath fan for the bathroom.
2. Connect new fan to existing venting.
Plumbing
1. Remove and dispose of existing toilet and two shower valves.
2. Furnish and install a new anti-scald tub and shower valve.
3. Furnish and install one new white standard toilet.
4. Furnish and install a Delta 13220 Innovative single lever shower faucet in chrome.
5. Apply for and obtain plumbing permit.
6. We will attempt to clean the stains off of the existing tub. We do not know if they can be
removed. There would be additional costs to replace or re-paint the existing tub and
would be completed with a signed change order.
Electrical
1. Demo existing bath fan and outlet in bathroom.

2. Install one GFCI receptacle to code for bathroom. This assumes we can run a new 20
amp circuit from the electrical panel.
3. Hang one owner supplied light fixture above sink.
4. Submit for and obtain electrical permit.
