A final inspection was conducted on May 2, 2002 for the construction of the house &
garage located at the above noted address. It was determined that the construction
complies with the approved plans and the structure is approved for occupancy. The
following items were noted which must be completed before the building permit can be
finaled;
1. Provide sod in the front and side yards by June 1, 2002.

On Wednesday, February 25, 2004, the Fridley City Council officially approved your Variance,
VAR #04-02, to reduce the required side yard setback from an accessory structure which opens
on a side street from 25 feet to 17 Y2 feet to allow the construction of a 22' x 22' detached
garage, legally described as Lot 13, & 14, Block 1, Horizon Heights, generally located of 5297
Lincoln Street NE.
Approval of this variance is contingent upon the following stipulations:
1. Petitioner shall obtain any necessary permits prior to construction.
2. Petitioner shall install Code required hard surface driveway within 12 months of issuance
of a building permit.
3. Total square footage of all necessary structures shall not exceed 1,400 square feet.
4. The garage shall be architecturally compatible with the existing home and finished with
complementary siding and color scheme.
5. All vehicles shall be stored on a hard surface driveway as approved by the City.
6. The garage shall not be used for a home occupation or living area.
You have one year from the date of the Appeals Commission action to initiate construction. If
you cannot begin construction during this time, you must submit a letter requesting an extension
at least three weeks prior to the expiration date.

The petitioners, Mr. and Mrs. Jensen, are
seeking a variance to reduce the side yard
setback from 25 feet to 17 '/2 feet for a detached
accessory structure that will open to 53rd
Avenue.
SUMMARY OF HARDSHIP
"We are requesting that a variance be granted
to reduce the side yard setback on a comer lot
for an accessory structure from 25 feet to 17
feet. The proposed variance would eliminate
three distinct problems. We could preserve
more rear yard space, mature trees and shrubs
due to the front yard setback being dictated by
prior construction. It would eliminate potential
drainage problems to my neighbor to the south,
due to my lot slope and my neighbor's lower
elevation. We could also maintain what I think
to be a more appealing sight line with our
existing attached garage." - David Jensen

Subject: Building permit extension # 2008-00138
I am requesting an extension on my building permit per Minnesota Rules, Chapter 1300.0120
subpart 11, for a basement finish. The framing portion is at this time about 90 % complete. What
remains is to frame and fire stop dropped soffit areas, backing for drywall, and set up rough in
inspections. My timing on this project has been pushed back somewhat due to a life changing
event and general lack of prioritizing available time.
Therefore I am requesting a 180 extension to finish the project. There are no changes to the
currant plan on file. I hope a justifiable cause has been demonstrated in this request.
