Dear Mr. Wolf:
This is to help clarify our discussion on monday afternoon (6/20/77)
regarding the required retaining wall in your rear yard. Mr. & Mrs.
Sylvester Mitchell, your neighbors to the south, have since contacted
me and indicated they do not wish to allow you to grade their property
to the 3:1 slope required by the building permit. Therefore it is
necessary that you install the retaining wall as was indicated in my
letter to you on May 6, 1977 as well as on the building permit issued
on September 14, 1976.
As I suggested in our meeting on monday, a tiered retaining wall may
be the most effective, safe, and economical approach. If any section
of the wall exceeds 2-2 feet in vertical drop, a 3 foot high guardrail
will have to be constructed on the top most section. I also recommend
that you replace the fill material which was removed from Mr. Mitchell's
property or receive his permission for not replacing it. Also, please
place the entire retaining structure on your property.
Considering the misunderstanding and time lost, we hereby grant an
extension of the deadline for installation of the retaining wall until
July 15, 1977. Hopefully this will allow you sufficient time to
complete the project.
If you have any questions or difficulty in completing the wall within
the time specified, please contact me at 571-3450.

Dear Charles & Tamara,
At your request I visited your residence for the purpose of
determining if the steel beam in the garage will be adequate for
the expansion of the bedroom.
The beam dimensions,I took most closely match. a W 12 x 35 which
has a Section Modulus of 45.6. The Section Modulus required for
the loads I calculate would be placed on the beam is 14.9 x in^3.
It is my opinion that the existing beam is more than adequate.
I assume the new floor joist will be fastened to the block wall
at the back of the garage. I suggest the ledger joist that is
fastened to the garage wall be anchored with 3/4" dia. bolts at
1' - 9" O. C.
I if the room is to extend beyond the beam toward the garage
doors the wall and the short joists span could be supported by a
new beam spanning in the same direction as the steel beam. A
micro -lam beam made up of 2 - 1 3/4" x 11 7/8" would be. OK.
The joist if set on the bottom flange of the steel beams should
be sized or set on a wood plate so that there is a space of not
less than 1/2" between the top of the steel beam and any wood
above, floor sheathing etc. to allow for shrinkage of the wood
members with out causing a hump at the steel beam.

Subject: Heather Oaks Subdivision - Drainage Easement
Dear Mr. Thomes:

It has come to our attention that there has been a significant amount of landscaping done to the rear yards
of a number of the homes along the north boundary of the Heather Oaks Subdivision. This letter is being
sent to all residents along this line.
There is a 10 -foot -wide drainage easement centered on this line to allow storm water runoff to drain to the
east and west into holding ponds. This area is intended to be swaled to channel this runoff. Landscaping
which raises the yard and changes this swale impacts the way storm water drains. City Code states that
changes on one property must not affect the neighboring properties. If we receive complaints that one
property has changed the drainage pattern so that water runs onto an adjacent property in a manner contrary
to its original design, we must investigate and possibly initiate Code Violation proceedings.
In order to avoid future conflicts, we request that you discuss any significant projects with your neighbors
so that concerns on these projects can be resolved before a problem is created. If you have questions and
