the property lines of Lot 110 Block 1, Lyndale
Builders 4th Addition, have signed this
petition saying that they have no objection -- - -- --------
to the granting of this variance , except
for two signatures.
In the 1st case, Mr. and Mrs. Yates of
Lot 9, Block 1, Murdix Park Addition, whose
back yard faces us, told us verbally that they
have no objection, but are out of town right
now, so we were unable to obtain their written
signature.
The second case being an empty lot, Lot 7, -----
Block 1, Murdix Park Addition. This lot has
been vacant for 8 years (ever since our house - l -
was built) and has never been cared for in any
way. If a house is ever built on this lot, __---
the garage would face our side yard.

MOTION by Minish to grant the request of a variance from required 5 feet to
3.7 feet to permit construction of the proposed size of attached garage.
This variance is granted because the contour of the lot is of such to allow
for a walkout basement therefore, a detached garage could not be built
without causing a hardship to the homeowner, also the fact that no one was
present to oppose this variance request.
Seconded by Mittelstadt. Upon a voice vote, there being no nays, the motion
carried unanimously.
3. A REQUEST FOR A VARIANCE OF SECTION 45.24 FROM 35 FEET SIDE YARDS SET BACK TO
23 FEET 5 INCHES TO PERMIT CONSTRUCTION OF A DOUBLE DETACHED GARAGE IN THE

Mr. and Mrs. Jacen Sykes were present to present their request.
MOTION by Mittelstadt to close the public hearing.
Seconded by Minish. Upon a voice vote, there being no nays, the motion carried
unanimously.
MOTION by Minish to grant this variance as there is a hardship in the request.
On most corner lots the side street side yard is 17 feet 6 inches, whereas in
this case the house is restricted to 35 feet to line up with the other houses.
Also, other home owners in the area have been granted similar variances to
build detached garages. Because of the building of Interstate #694 there is
very little uniformity of structures and it's to late now to try and make it
uniform. To allow this variance would not hinder visability or be a hazard in
anyway. Also this request was accompanied by a petition signed by 21 area
homeowners.
Seconded by Mittlestadt. Upon a voice vote, there being no nays, the motion
carried unanimously.
4. A REQUEST FOR A VARIANCE OF ORDINANCE #318, SECTION 56.08 (3C), TO PERMIT
CONSTRUCTION OF A SIGN ON THE RIGHT OF WAY LINE IN A C -2S DISTRICT RATHER THAN
THE NORMAL 10 FEET FROM THE PROPERTY LINE AT THE "ROYAL CAR WASH", LOT 1,
BLOCK 1 SYLVAN HILLS PLAT 5, THE SAME BEING 646o UNIVERSITY AVE. N.E.
FRIDLEY MINNESOTA. REQUEST BY RONALD PARIZEK 5258 FILLMORE STREET N.E.
FRIDLEY. MINNESOTA
Mr. Ronald Parizek was present to speak on his own behalf.
Mr. Parizek stated that since the change in the service road, he was forced
to remove his pylon type sign and would like to keep it in line with the
old position which was on the right of way. At this time Mr. Parizek was
informed that a sidewalk was proposed thru that area where he had intended
to set the sign and if he moved the sign back to allow for the sidewalk and
planting strip he would be back the necessary 10 feet as required by the Code.
MOTION by Mittelstadt to close this public hearing.
Seconded by Minish. Upon a voice vote, there being no nays, the motion carried
unanimously
