DESIGN NOTES - NEW HOMES GUIDE SELECTED DESIGN $;41 Although designed for a couple with grown children. this would be a good plan for a younger family as well. It is, in effect, a hoes with four bedrooms two up and two down. (Those downstairs could be finished later.) The upper floor is placed four steps above the entry. This gets the house up for the best view and still allows a walk-in slate entrance. Also, raising the house makes it possible to have windows for the lower floor on all four sides. Note how this home is laid out on a 61 module (which simply means the post and beam spacing interval), making it extremely flexible in size. To enlarge this plan by 1/3 an the builder would have to do is increase the module size to 8'0". To achieve a feeling of space, the roof has beams which slope up from. -the view windows to the center beam. Keeping the roof low over the windows minimizes late summer afternoon sun problems. dote also the window-4ashing catwalk all across the view side, giving a horizontal emphasis to the two-story side. Skylights with lights inside are strategically placed and combine with the cheer- ful color scheme to assure no gloomV corners. OUTLINE SPECIFICATIONS Area - Upper floor - 1124 sq* ft* lower floor -1100 sq. ft. Garage - 435 sq. ft. Overall Dimensions - 4214" wide x 4404" deep Roof - Low-pitched with built-up roofing sur- faced with white or colored marble chips. .Built -4n gutters. The plans show roof beams ® 6' o. c, with 2 x 6 t&g deck with insulation on top, or Simpson "Golden Planked Hemlock" insulated roof deck. The ceilings follow the .,roof slope except where noted. Exterior Finish - Stained cedar t&g boards with some masonry veneer. Windows are shown as "sioppe&dn" wood. Vent sections are aluminum "sliders". Interior Finish - Plaster or plasterboard walls; some hardwood panelling (optional). Slate floor in entry and dining room; resilient the in kitchen, family room and bath; hardwood elsewhere. Mahogarq- slab doors and trim. Insulation - House is well insulated and weather- stripped; plans suggest insulation for various climate zones. . He - Hot water baseboard or warm air system. which may include air-conditioning if desired. Furnace is located in the lower level (see plan). Furnace flue in fireplace mass saves. the expense of another chimney. Fireplaces - These can be built using metal "Heat form" liners. This has grilles on the side to use the fireplace heat which normally goes up the chimney. (Conventional construction may be used if this feature is not desired.) Exuansion Features - This home is planned on a 6' module and may be expanded by varying the size of these modules. Seconded by Sheridan. Upon a voice vote, there being no nays, the motion carried unanimously. The City Manager stated that the Planning Commission discussed the re ion of the Council that the Lot be.spiit such that the lot on Central Avenue be no less than 100 feetr x 132 feet. He stated that Mr. Hygard seemed to concur, at the Platming Commission Meting, that the Parcel could be split into two lots approximately 125 feet in width. However, the, City Manager stated that in a letter sent by Mr. Nygard to the Mayor after the Planning Commission Meeting, Mr. Nygard questioned whether such a lot split would give him a sufficiently even split of special assessments such that he could afford to split one lot from this property with high special assessments on the other lot. The City ManaW stated that he asked the Finance Director to compute the special assessments which would result from various splits of this property. 7o Finance Director made a special assessment search of the property and' prevented the Council with data describing the special assessments which would accrue to each lot If the property was split in three ways or split in two waysa the finance Director pointed out that in addition to the special assessments detailed on the schedule given the Council, there will be special assessments for construction of Fireside Drive which have not yet been assersed against this property. The City Manager state4D furthor, that it will be necessary for the City to waive a front yard setback requirement of 80 feet in order to permit lir. Nygard to matte use of the westerly lot. He stated that if an 80 foot setback is required upon the 90 foot lot, this will allow only a 10 foot strip, which the property owner can use to build upon this lot, and this 10 foot strip is too close to the next lot to allow his to build upon it.
