E. Torrey, Midland Coop Charles Root, Executor of the Carlson Estate F. Carblom, Neighbor Mr. Spong advised that they would build two twelve unit apartment buildings of nine one -bedroom apartments and three efficiency apartments, exactly as the original, except, they would improve on the original by using the instead of 11nolem, putting rungs where there previously had been none, and air conditioning the building. Mr. F. Carblom stated that his home was just behind the apartments, and that the previous apartments had looked very bad from the rear, and that since the off-street parking for the apartments was at the rear, the people going to and from the parking lots had driven through and o:,er his yard sometimes as much as 30 feet into his yard. Vz. Spong said that his company would fence the yard or provide some kind of protection for fir. Carblom9e yard to his satisfaction. Mr. Carblom stated that the proposal by Mr. Spong for a guard- rail type of protection of his property seemed to be satisfactory to him. Ue City Manager advised the Board, and Hr. Spong, that this hearing was only to determine whether or not multiple units could be built on these lots instead of double bungalows as now required by City ordinance. Be advised that under now changes in the City code since the previous apartments had been built, 24 units would require 60,000 feet of land area, and that a building such as this, under new ordinances, could have no more than two efficiency apartments. Mr. Spong advised the Board that there was only 45,000 square feet of land area which would permit only 1S units, and that the land would not be purchasod from the Carlson Estate unless 24 units could be built on the property. It was suggested to Mr. Spong than when the Boardes recommendation is given to the Council on January 4, 1966, that Mr. Spong bring this matter to the attention of the City Council either for waiver by the Council or referral by the Council to the Board of Appeals and perhaps the Building Board for consideration of a further variance. .
