Re: Bedroom Egress Window Requirements
Dear Mr. & Ms. Larson:
On Monday, December 18, 1995, I discussed the bedroom egress window
requirements with Councilmember Steve Billings. I explained to him
that when a bedroom window is replaced, the new window must meet
the current State Egress Code requirements.
The State Egress Code requires that the minimum clear openable area
shall be 5.7 square feet, have a width of not less than 20 inches,
have a height of not less than 24 inches, and the opening be no
more than 44 inches off the floor. It is my understanding that your
replacement bedroom windows do not meet these minimum requirements.
I have discussed several options with Councilmember Billings and
Barbara Dacy, Community Development Director. One option would be
to combine the two bedrooms into one, by either removing the common
wall, or providing a large opening between the rooms. The other
option would be to change out one of the existing replacement
windows with one that meets the State Egress Code requirements.
We will extend the building permit expiration date for one year
from the date of this letter to give you time to resolve this
matter. Thank you for your cooperation, and if you have any

Dear Mr. & Ms. Larson:
On August 31, 1995, the Building Inspection Division notified both
your construction crew and yourself of the need to obtain a
building permit to replace the windows at 5316 Matterhorn Drive NE.
The work was allowed to continue until the permit was applied for
which we were assured would be immediate.
As of this date, no permit has been applied for and the work has
been completed and the job paid for by the homeowner. The permit
is still required and a special investigation fee will now be added
equal to the cost of the permit fee.
We will expect you to correct this violation on or before January
1, 1996. If the permit is not obtained by this date, this matter
will be turned over to the City Prosecutor for his legal
consideration.
Your prompt attention to this matter will be appreciated. Any

Re: Window Specification
Dear Mr. Julkowski:
We received your letter of December 19, 1995, and wish to clarify some information
cited in paragraph 2 concerning our particular window dimensions. Our window
(glass part) measures 36" in width and 24' in height. That appears to be slightly
larger than the required minimum size.
We choose to replace the window in the same dimensions as the original window in
most part because of a previous directive from a city inspector to install the exhaust
and air intake pipes from a new gas furnace directly under that bedroom window.
Increasing the size of that window did not seem like a safe thing to do for our well-
being during the months when a furnace is used.
Please consider this information. We would welcome a visit from you to inspect our
window and hope that you would also check any records you may have concerning
the 1987 required placement of pipes and air conditioners etc.
