A final inspection was made on December 9, 1976 of 5663 Matterhorn Drive N.E.
and the following items were noted which must be completed before the structure
can be finaled out;
1. Provide truss design.
2. Install house numbers on structure.
3. Provide exhaust fans required in two small rooms downstairs.
4. Provide louvered door to furnace room or provide exterior combustion air.
5. Provide sod in the front and side yards.
We will expect items 1, 2, 3 and 4 to be completed by January 6, 1977 and item 5
to be completed by June 20, 1977 when reinspections will be conducted to determine

MEMO DATE: December 13, 1976
REGARDING: 5663 Matterhorn Drive Ceiling Height
Final inspection of 5663 Matterhorn Drive revealed one Code
violation which is economically unfeasible to correct. The
ceiling height in the basement (walk -out) bedrooms has been
reduced to only 6 feet 9 inches. UBC Section 1407 (a) requires
that... "in no case shall the height of a furred ceiling be
less than 7 feet". Apparently the builder has been uncler the
impression that the single family dwelling code requirement
of a 6 foot 8 inch minimum height was adequate. This is not
so, and the builder has been informed, but to remedy the
situation would cost several thousand dollars and in as much
as no safety factors in the room are affected, it is my
opinion that the matter be noted, but not enforced in this
particular case.

This is in regards to your letter as of December 10, 1976.
1. Truss Design -- Enclosed
2. House numbers -- Installed
3. Provide exhaust fans in 2 samll rooms downstairs. The one
room downstairs is a future sauna and it defeats the purpose
to install a fan. The other room is a storage room and a fan
would only let cold air into the room. This i* a large house
and already has 5 legal bedrooms and as a result, it needs a
room for storage which this room provides. This storage room
is not legal for a sleeping room as it has no window. The
owner feels that either a window or a fan would be detrimental
in a storage room. lie feel proper deseretion should be used
in this case.
4. Provide louvered door to furnace room. There is exterior
combustion air provided.
5. Provide Sod. Owner will do in the Spring.

Dear Mr. George:
Thank you for your letter regarding 5663 Matterhorn Drive N.E. We have
considered the probable use of the rooms in question in respect to the
other rooms in the house and have made the following conclusions:
1. The basement room to be used as a sauna can be used without a fan, as
a fan would defeat the room's purpose.
2. The basement room to be used for storage is large enough to serve
other uses which would require a fan or natural ventilation. However,
sufficient bedrooms are available and we will approve the room as -is,
provided the owner send us a brief note saying he will not use the
room for other than storage.
Hopefully this will be the best means of resolving the problem. Should
the situation warrant, a fan may be in order at some time in the future.
It must be remembered that the storage roomyat no time be used as a
