and return ductwork has been installed to our heating system
at 5420 Meister Rd. As this work was not done by our com-
pany and could affect the heating and air conditioning op-
eration.
This letter acknowledges that Neil Heating and Air Conditioning
will not accept responsibility for anything installed on our
system, which could possibly affect warranty and operation of
the system including the furnace and air conditioning.

Re: Roof Leak at 5420 Meister Road N.E. - Mr. Bob Roden
Dear Sirs:
On March 3, 1982 we were called to inspect apparent roof leak pxoblems.at
5420 Meister Road N.E. The inspection noted the roof had a lot of snow
and ice build-up. The interior evidence of leaks were (1) a water stain
in the middle of the room in front of where the fireplace is located, and
(2) water stains above the patio door at the rear of the house.
We were again called out by the owner on March 12, 1982 during a rain storm.
We met Mr. Roden that afternoon and water was pouring in over the patio unit
door.
The east roof still had a substantial amount of ice build-up on it and
apparently was causing water to back up on the roof, causing it to leak
into the interior of the unit. There was no leak in the room with the
fireplace during this inspection.
The leak in the room with the fireplace could be caused by the melting of
a frost build-up during sustained cold spells. The frost build-up may be
caused by the lack of proper ventilation in the attic space as there are no
roof vents or soffit vents in this area.
The leak over the patio door apparently is caused by a large build-up of
snow and ice on the roof. This build-up may be magnified due to the same
lack of proper ventilation.
I understand that Mr. Roden has given you written complaints on this matter
and to date has not received any satisfaction from your office. I urge that
you contact Mr. Roden and resolve the problem as soon as possible.
Would you please notify me when you correct the problem in order that we can
observe the correction work while it is in progress. Your cooperation in
this matter will be appreciated.

In regard to your letter of February 8, our superintendent
Verne Olson has inspected the leakage situation you have
been experiencing at your townhome.

Verne has indicated that an ice dam has formed on the back side
of your roof by the living room window, approximately 1 % feet
thick. The area above your master bedroom patio door also has
a large ice dam and must be taken care of immediately. The
leakage around your basement window is due to 3 i feet of
melting snow on your deck.
The removal of this ice and snow i$ a maintenance item and
therefore, the homeowners responsibility. We have enclosed
a copy of a letter which was sent to the Innsbruck North Town-
house Association regarding these problems.
If damages have resulted from this water problem, we suggest
you contact your assocation insurance firm, Dolliff Insurance.
