The inspection on the above date found the following list of deficiencies which must be corrected. Any repairs or improvements must be completed in a workmanship like manner. It is the City's hope that similar or other deficiencies in apartments that were not inspected will be corrected as needed. EXTERIOR 1. The painted wood surfaces of the windows and doors are chipping and flaking and should be scheduled for refinishing this summer. 3. Enclosed you will find a copy of the State energy retrofitting requirements that were adopted by reference by the Fridley City Council in March, 1982. Please note that the ordinance requires that all exterior windows doors, rim joists joints and utility openings be effectively caulked and weatherstrinned to seal off drafts and reduce energy losses. In addition, there are six items that are listed and that must be brought into compliance by July 1, 1983. Although these are manditory requirements, it is the City's hope that each property owner will realize that the money and energy savings and the increased comfort to the occupant, would more than compensate for the cost of doing a permanent, quality job of retrofitting. INTERIOR COMMON AREAS: 4. Clean and maintain the stairs and entryway floor in a sanitary manner at all times. LAUNDRY/FURNACE AREA: 5. There were no deficiencies noted at this time. UNIT INSPECTION: APT. #2 6. The weatherstripping for the windows has become hard and no longer provides a barrier to cold drafts and heat loss. All the windows should be provided with effective weatherstripping in accordance with the City Energy Requirements. 7. The use of double cylinder dead bolt looks for the entry doors into the apartments can constitute a hazard for tenants attempting to leave the building during an emergency. Although the City Code does require dead bolt locks they should be only single cylinder (see enclosed statement). The City must require you to correct the above listed items on or before September 6, 1983 at which time a reinspection will be conducted to determine compliance.
