Dear Jim:
This letter is merely to confirm our phone conversation of this morning.
As I mentioned, I inspected the "C" unit at 5610 North Innsbruck Court
prior to the occupancy of the unit by the owners this past weekend. I
found most safety items in order, but the possibility of excessive exhaust
venting in the lower "C" unit could put the unit -in a "negative pressure"
and possibly introduce dangerous furnace fumes.
We discussed this at length approximately two months ago and settled on
an option. Either combustion air would be introduced into the furnace
intake area of the "C" unit, or proper calculations by a qualified person
be made. If these calculations proved that sufficient air was available
to avert any possible "negative pressure situation", combustion air would
not be required. If sufficient air is not available, then combustion air
would be required. You stated this morning that you would begin handling
this immediately.
Also, a room was added in the lower level of this "C" unit. It has no
windows and no ventilation. U.B.C. sections 1305 (a) and 1405 (a) both
state, "...In lieu of openable windows for natural ventilation, a mechanical
ventilation system may be provided. Such system shall be capable of
providing two air changes per hour in all guest rooms, dormitories, habitable
rooms, and in public corridors. One-fifth of the air supply shall be taken
from the outside." Therefore, this room will have to be provided with a
separate ventilation system in as much as none of its walls are exterior.
Please note that this additional fan capacity should be included in any
calculations for the whole unit.
Written certification of the combustion air calculations by a qualified
person and installation of the additional vent fan should be completed by
November 22, 1976. House numbers (near the garage door facing east) should
also be installed at this time. The driveway and landscaping including sod

dates to check for compliance.

REGARDING: Combustion Air In "C" Units of Innsbruck Villages
We have received a letter from Stanley Snyder, vice-president of
Sedgwick Heating, regarding the "B" units in the Innsbruck Village
Townhouses. Mr. Snyder stated that a louvered door is adequate to
provide necessary combustion air in these units. However a similar
problem exists in the "C" units as well, but it is compounded by
less window area, a fireplace, and two exhaust fans.
In a discussion between our staff, Darrel Clark, Bill Sandin, and
Ron Holden, and representatives from Darrel Farr Corporation, Mr.
Jim London and Mr. Darrel.Farr, it was concluded that either
combustion air should be introduced into the furnace area, or
proper calculations by a qualified person be made. If these calculations
prove that sufficient air was available to avert any possible
"negative pressure situation", then such direct introduction of
combustion air would not be required in these "C" units. If not,
combustion air would be required.
I contacted Mr. Jim London this morning (11/15/76) and asked him to
get a qualified person to make the calculations and evaluations of
the combustion air problem in the "C" units as soon as possible. I
also informed him that the "storage room" adjacent to the furnace
room which has been carpeted, is a habitable room and must be
properly vented. Mr. London was also told to prohibit the use of
the fireplace in the "C" unit at 5610 North Innsbruck Court until
this problem is resolved.

address. Temporary occupancy will be approved but the following items will
have to be completed before the structure can be finaled out;
1. Certification of adequate combustion air and no negative pressure in

2. Fan in lower "storage room" which has been carpeted.
3. Provide a hard surfaced driveway.
4. Provide house numbers on structure.
5 Provide sod in the front and side yards.
