Notice is hereby given that the Appeals Commission of the City of Fridley
will conduct a Public Hearing in the City Council Chambers at 6431 University
Avenue Northeast at 7:30 p.m. on Tuesday, April 13 1982 in regard to the
following matter:
Consideration of a variance request, pursuant
to Chapter 205 of the Fridley City Code, to
reduce the rear yard setback from the minimum
requirement of 25 feet to 19 feet, to allow
a 24 by 17 1/2 ft. addition to an existing
garage, located on Lot 4, Block 1, Jim Lund
Estates, the same being 1506 Onondaga Street
N.E.
Notice is hereby given that all persons having an interest therein will be
given the opportunity to be heard at the above time and place.

A. PUBLIC PURPOSE SERVED BY REQUIREMENT:
Section 205.053, 4C, requires a rear yard depth of not less than 25 percent
df the lot depth, with not less than 25 feet permitted or more than 40 feet
required for the main building.
Public purpose served by this requirement is to provide rear yard space to
be used for green areas which enhance the neighborhood.

B. STATED HARDSHIP:
"A.25 foot rear lot set back would allow for only an 11 foot addition to my
garage. With a 6 foot variance I could still be under the 1,000 square foot
maximum garage sire. The entire garage addition would be constructed within
my 6 foot privacy fence."
C. ADMINISTRATIVE STAFF BMW:
This lot is on the southwest corner of Onondaga Street and Pinetree Lane.
The house fronts on Onondaga Street and the side of the attached garage
is along Pinetree Lane but exits onto Onondaga Street.

This corner lot is approximately 114 feet by 96.23 feet. When the house
was constructed, it was the opinion of the Building Inspector that the
front of the lot would be the direction the house faced because of the
almost square size of the lot. It is the concensus of the City staff that
we should consider the frontage on this lot the same as when it was built.
The 24 foot by 175 foot addition is proposed for the back of the garage
coming within 19 feet of the rear lot line. The house adjacent to the
rear yard is 10.2 feet from the common lot line making 29.2 feet between
structures.
If the Board's decision is to grant this variance the staff has no
stipulRtions to recommend.

Mr. Hill provided the Commission Iiembers with an aerial view and a recent picture
of the property. I'r. hick stated that with the addition an L-shaped dwelling
would be created tying the house, patio and garage together. He indicated that
the addition would`be used for two boats and additional storage of things presently
stored outside the present garage. Chairwoman Gabel asked if he had consulted
any of his neighbors concerning this addition and hr. nick responded that he had
talked with a few and they didn't object. Er. Hill added that none of the
neighbors had filed a complaint about this addition and that none would have
windows that faced the proposed addition. Mr. }dick said that the entrance from
his property onto Onondaga Street would not change. Chairwoman Gabel asked if
he would be doing the construction himself and Kr. Klick said he had a general
contractor who would do the work and that the contractor said it would not be a
problem to rrra.tch or at least come very close to matching the shingles and siding
on the present dwelling. Chairwoman Gabel asked when the proposed construction
would begin and 2•1r. !nick responded about the middle of LA.y. Chaim*oman Gabel
noted that the stated hardship vas the lack of storage space.
