Dear Ms. Axen:
This letter is to confirm the information which I provided to you
in our telephone conversation earlier today. It concerns the
status of the above -referenced property with respect to the Fridley
Zoning Code.
On May 17, 1989, the Fridley City Council approved final plat
subdivision, P.S. #76-03. At that time, it was recognized that
three of the eleven lots created would not meet the minimum
requirement of 9,000 sq. ft. necessary for construction of a single
family dwelling unit. As a part of the final plat approval (see
attached minutes), the Council granted variances which allowed
homes to be built on these three lots, including yours, despite not
meeting the lot size requirement. Therefore, the City of Fridley
considers this property to be in conformance with this zoning code
requirement regardless of change in ownership.
However, it is important that you realize that future additions or
expansions on the property will likely result in the need for
additional variances. This is because such construction may reduce
property line setbacks to distances less than the minimum required
in the zoning code.
