Fridley, Minnesota The house at this lot is approximately 21 years old. Some 2 to 3 years ago settlement was first noticed at the south-east corner of the building. This has progressed, and is presently fairly substantial. We were.retained to conduct a soil investigation adjacent to the house, to determine the underlying soil and ground water conditions, to attempt to diagnose the causes of -this settlement, and to prepare a report r of our findings including recommendations for remedial measures. d DD nr'Dr1,TTD V A single soil test hole was drilled adjacent to the southeast corner of the house on August 4, 1976. The results of this boring did not enable us to pinpoint the cause of the building settlement. Therefore a second soil boring was added. SOIL AND FOUNDATION ENGINEERING, FIELD LOADING TESTS, ROAD SUBGRADE INVESTIGATIONS, EARTHWORK CONTROL & PAVEMENT DESIGN, MATERIALS TESTING, SUPERVISION AND CONSULTATIONS at the northwest corner of the house on August 20, 1976, in order to see if there is any.significantcvariation in soil conditions across the house area. 10 Both soil test holes were drilled with a truck -mounted -CME-45B drill unit. The holes were advanced with 31,4" i.d. x 7" o.d. continuous flight, hollow stem auger which acts as a temporary casing -to prevent collapse of the sides of the hole. Standard penetration tests were performed in advance of the casing.tip at 2' to. ,15' intervals of depth, fully in accordance with procedures designated in A.S.T.M. Specification No. D-1586. Each standard penetration test provides a measure of the relative density of the soil at that level, and also results in a 12" to 18" long soil sample for examination. Very careful note was also made of the depths at which any changes in soil stratification occurred. After completion of the borings measurements were made for the depth of the ground water level. All soil samples obtained were brought to our laboratory for examination and classification. They will be retained for a period of at least 90 days from date of issue of this report, after which.they will be discarded unless we'are otherwise notified Drawing No. 1 is a site plan:\ owing.the soil test hole locations in relation to the outline of the existing house. Following the regular written soil descrip- tions are capital letters in parentheses, which represent the- appropriat.e group symbols of the Unified Soil Classification System. A chart explaining this system is appended. All elevations in this report are to geodetic or sea level datum, and were obtained using the bench mark noted on the site plan. . • . I. SITE AND GEOLOGY The property lies within a pre -glacial river valley, which was much wider and deeper than the present day Mississippi River Valley. As the glacial ice from the last ice age in North America retreated northward the lower part of this valley was filled in with valley -train sands and gravels. In the last glacial stages the velocity of water flow within the valley decreased significantly, and there were even some temporary pondings when the river became dammed by glacial debris and the flow ceased. During -these latter glacial stages the upper portion of this former raver valley was filled in with fine sands sedimented by the -:water, and layers of clay which were formed at times when the water was ponded over.. -the area in the form of a glacial lake. ENGINEERING INC. x MINNEAPOLIS, MINN. 1 4 According to information published by the State of Minnesota Geological Survey, the uppermost bedrock stratum under this site is believed to be dolomitic limestone which slopes from the south-east down toward the north-west. The bedrock is believed to occur at a depth of about 120' to 140' below ground surface at this location. SOIL CONDITIONS Three basic soil types were encountered in our invest- igation. These are fine to medium sand; silty•clay, some of which occurs as.layers within the sand deposit; and underlying fine -to coarse sand. Fine to Medium Sand The house area is covered by a deposit of laminated, brown to pale brown, fine to.medium sand which varies in total thickness from 20%' to 24h'. There is virtually no gravel within this soil deposit. The sand is in a loose condition throughout its depth, with standard penetration test resistances of 2 to 9 blows per foot. Contained.within the sand deposit are random thin seams or lenses of silty clay. It would appear from our borings that the total thickness of the silty clay lenses was somewhat greater at the southeast corner of the house, where'�he settlement occurred, . '` ;'�•:• SUBTERRANEAN o ENGINEERING INC. n MINNEAPOLIS, MINN. 5 than at the northwest corner. Furthermore, a careful analysis of the field test -data indicates that the fine to medium sand at the southeast corner is slightly looser than.that at the northwest 'corner. Such variations in density or in soil composition are not at.all unusual in'a soil deposit of this type. Sandy and Silty Clay Directly below the stratified sand with clay lenses is a thick seam of clay material. This layer is 3-1-7' to 4' thick at the.northwest corner of the house, and is 7h' thick at the south- east corner. It occurs below the 2012-' to 24%' depth below ground surface. The clay material is plastic, and is stiff to tough in consistency., with standard penetration test values of 8 to 15 blows per foot. We estimate that this material has a shear streng in the order of 2000`to 3500-p. . s.f. This material has relatively low compressibility. Fine to Coarse Sand A stratum.of fine to coarse sand is found.below the 24' to 32' depths, and probably extends to considerable depth. This soil layer was found to be medium dense within the depth range tested, with penetration test values of.9 to 15 blows per foot. It becomes increasingly denser with increasing depth. SUBTERRANEAN ENGINEERING INC. n MINNEAPOLIS, MINN. 6 The fine to coarse sand has high load-bearing capacity and extremely low compressibility, and is an excellent foundation subsoil. Contained within the upper portion of the fine to coarse sand at test hole 2 only, are some relatively thin layers,of silty clay similar to the•material.described above. GROUND WATER -CONDITIONS Free ground water was observed in both borings, at ficial measured depths of 20.5' to 18.3',below'ground surface, correspond to elevations of 821.6' to 823.51. We firmly believe that there has been a lowering of the ground water table in this general area because of the recent drought conditions, and that the ground water level was formerly several feet higher than it is at present.. There is a general ground water table gradient through this area, from Moore Lake and Sullivan Lake to the east of the property, down toward the Mississippi River to the west. The two. lakes have average water elevations in the order of'870" to 8781. The average Mississippi River water elevation at this point is 798' to 8001. The ground water elevation measured at the house location is intermediate -between -the lake and river levels, and would appear to be consistent with expected conditions in the area. SUBTERRANEAN ENGINEERING INC: n MINNEAPOLIS, MINN. i STRUCTURAL INFORMATION The house at this site is approximately 21 years old. It is one-story wood -frame structure with full basement.- The house measured 2612-' x 40' in plan area. We were informed that settlement was first noted approximately 2 to 3 years ago. This settlement is concentrated in the south-east.corner of the building. Some jacking up and shoring of this corner of the house have already bee done by the Owner. The basement floor slab is cracked and slightl tilted at this location as well. We have estimated that the tat magnitude of the settlement to date is in the order of�' In conjunction with the downward movement, there has also been a buckling and lateral movement of the wall. The wall at the south -'east corner is now as much as 2" out of plumb, the top of the'wall having displaced outward with respect to the base .of the wall. A very minor amount of cracking was noted in a short section of interior concrete block partition wall joined to the west wall of the house. There is a small tree south of the south-east corner of the house, but no tree roots were encountered in our soil boring, and we.do'not believe that this tree.is,large enough or close enough to the house to have been an influTncing factor. SUBTERRANEAN ENGINEERING INC. MINNEAPOLIS. MINN 8 I ANALYSIS AND RECOMMENDATIONS It is difficult to assess the exact cause of the distress which has occurred in this house. However, based on the evidence presently available, we believe -that it is due to a combination of the ground water lowering which has occurred naturally, and the facts that the sand under the southeast corner is somewhat looser than under the northwest corner, and the somewhat greater thickness of clay under the southeast corner. We are of the opinion that the major -portion of the settlement -due to causes such as those described above has already occurred and that any future settlements due to these causes would be much smaller in magnitude and*at a much slower rate. We have been unable to detect any external reasons for the settlement. Some remedial measures are in order. However, before these are instituted, we strongly suggest that accurate measurement be taken in .the southeast corner to see if the settlement is progressing, and at what rate. This could be done by installing plaster of Paris tellers across the cracks in the foundation walls,:and.by accurately.measuring the.widths.of the cracks to the nearest 1/32" or 1/64". This monitoring should continue for a period' of ate least 3 to 4 months. If the settlement is found •to• SUBTERRANEAN ENGINEERING INC. n MINNEAPOLIS. MINN. 9 be actively progressing at a rate of 1/32" per month or more;. then we should be consulted further, before any major repairs are done. The eventual repairs which are required would be .done as follows.: The superstructure of the house should be adequately shored up,' with the house loads being transmitted to large timber_ pads placed on the concrete floor, or on the outside.ground adjacen to the building. The defective portions of the basement walls should then be broken out and removed. The broken segment of floor slab should be removed and the settled portions of footings should be broken out and removed. In conjunction with this work -it will probably be necessary'to dig away some of the soil from the outside which is presently,adjacent to the basement walls. Anew footing may then be installed in the southeast corner, but this footing should have an area in contact with the soil which is.at least twice as much as that of the present footing. When the new footing is formed, but prior to casting of the footing.concrete, the footing area should be thoroughly tamped and compacted with a manually operated vibrating plate compactor such as a "Jay -Tamper", "Turtle", or equivalent. The -new footing segment may then be installed. I� should be reinforced SUBTERRANEAN ENGINEERING INC.' MINNEAPOLIS. MINN 10 with 245 reinforcing steel rods continuous, and should be keyed into the broken edges of the original footing. The concrete block foundation walls in the affected area may then be re-layed and replaced. In conjunction with this work, the superstructure may be jacked up to bring it back to its origina level condition. Such jacking operations should be done slowly, and it is -cautioned that this may create a small amount of cracking upstairs.. However we do not anticipate that this crack formation would -.,be very extensive, and -it could be covered by normal home .decorating procedures including spackling and re -painting. The soil removed from against the basement walls may then be replaced in a series of 11"thick layers, each of which is lightl tamped. The recommended procedure outlined above can be done partly by the Owner. If'the work is done in the winter when masonry workers normally have a slack period,.some economy may result. These measures are not absolutely positive in nature, and some future settlement could -still result. However we firmly believe that the magnitude of such future settlement would be considerably less, and that the repairs outlined herein should suffice for a reasonable period of time. However, if the I ground water table continues to drop in the area it possible that the west wall of the house could then start -to settle with I respect to the east wall, and new problems could be created. In sand, the indicated levels can be considered reliable ground water levels. In clay soil, it is not possible to determine the ground water level within the normal scope of a test boring investigation, except where lenses or layers of more pervious waterbearing soil are present and then a long period of time may be necessary to reach equilibrium. Therefore, the position of the water level symbol for cohesive or mixed texture soils may not indicate the true level of the ground water table. Please be advised that since July 21, 1988, I have received calls from six homeowners who own homes in the vacinity of the 5300 block of Horizon Drive, requesting that I inspect their house foundations because of apparent differencial settlements. Prior to these calls we had inspected 5 other foundations during 1987 and 1976 that were in this general area. There appears to be a pattern of things that probably have caused these settlements to occur or are present at each location: 1. They have all occured during long dry spells (1976, 1987 & 1988) . 2. All have had mature trees growing in the general vacinity of the failure. 3. Yard and street settlement has also occured in front of those homes that had mature trees in the front yard near the failure. 4. All those that have had soil tests done have had a layer of moisture receptive or active soil at or below the footing elevation. 5. All homeowners bave been advised to contact a soils engineer to test and report their findings and to suggest the method of correction. 6. All of the homes were built in the mid 1950's. The cost of repair will depend upon the extent of the failures. We estimate the cost of such repair to range between a minimum of $500.00 to a maximum of $20,000.00 or possibly higher. One home repaired in June, 1987 paid an estimated $3,000.00 to a contractor to replace the back wall (32 feet) of their basement. That repair consisted of the following: temporarily supporting the structure on post and timbers; removing the back foundation wall and footing; digging down through approximately six feet of clay or silt to granular gravel at three locations (each hole was about 41x 21) ; pouring each hole full of concrete; pouring a reinforced concrete grade beam over the top of the new pads to form a new footing; laying up a new block wall; and setting the house back down. A canposit map is being maintained that shows the reported dates and addresses of all reported problems. If anyone wants more information on this subject, please contact cur department and we will be happy to review our files. We do have individual records on each reported problem. Its possible that there could be more failures that have not been called in for our review.
