He explained that after the last big snow storm, April 15, Friday, runoff from the roof seeped into Mrs. Preston's apartment. He claims they corrected the problem by adding an extension on the downspout and by trenching the ground away from the building. He also claims that the water damaged carpet was removed and the next week, after making sure there was no more seepage, they installed new carpet. The second incident happened Saturday, May 7th, at approximately 1:00 a.m. A hot water heating pipe, running under the cement floor in the hallway of this apartment, started leaking. Corrective action was initiated that resulted in the breaking up of the cement floor, repairing of the leak and repatching of the floor. My understanding is that new carpeting will be installed tomorrow. Mr. Iwen also indicated he gave the Preston's $50.00 off this month's rent for their inconvenience. I inspected the property today and there was an extension on the downspout and some trenching. There was no answer at this apartment. I talked to Mr. Dial, the resident manager and he confirmed Mr. Iwen's statement. It seems as though the property owners took the necessary corrective actions, that these incidences are something that cannot be anticipated and that any damage to personal property is a matter to be resolved between the tenant and the apartment owner.
