Arnold Lwood Loop East Ohio TELEPHONE ( 612)571-3450 Re: Repair & Maintenance of the Rental Property Located at 6731 Quincy Street N.E., Fridley, MN Dear Mr. Arnold: It was brought to the City's attention and confirmed by an on-site inspection on January 4, 1982 that the above listed rental property was, being zgaintained in violation of Chapter 220, Residential Maintenance. Code,, of the. Fridley City Code. Although the general condition of the property was good, the inspection on the above date found the following list of deficiencies which must be corrected. Any repairs or improvements must be completed in a workmanship like manner. GENERAL A review of our records has determined that a residential rental license has not been issued for this property. Therefore, the enclosed application must be completed, signed, and returned with th-e appropriate fee to the City offices. INTERIOR 1. Repair and maintain the refrigerator so it works in the prescribed manner. 2. Provide and maintain a handrail for the stairs leading to the cellar. 3. Replace the flexible connector for the gas dryer with.approved gas -piping. 4. Provide and maintain a hard wired, 110V, smoke detector for each sleeping level. They should be installed to manufacturer's specifications. 5. Repair or replace the non -working mechanical vent for the cellar bathroom. 6. The understairs storage area must be 1 hour fire rated. This can be accomplished by lining this area with 5/8 inch.gypsum board. 7. It was observed that the cellar was being used as a bedroom. If thisarea is to continue to be used as a bedroom, adequate means of egress must be provided by installing an escape window. Questions on this item should be directed to the City Building Inspector.
