Thanks for your cautious approach as you move forward on your project. I have pulled your
file and it appears that we have a copy of the original 1959 survey for the property. It.
shows a home of roughly 40' x 281, with a 15' x 5' bump -out portion toward the street.
Also attached is a 22' x 22' garage. Some time after the 1959 survey a hand drawn
illustration of an 18' x 14' room indicates that an addition on the rear of the home
likely occurred sometime after the original construction.
One puzzling piece of information in the file is that the 1959 survey shows a 10' setback
between the 22' x 22' garage and the nearest property line. Then in 1980 a permit was
taken to allow a 10' x 22' addition to the garage. That permit application states that
there would be a 6' setback between the new garage addition and the side property line. If
the 1959 survey was correct and a 22' x 22' garage was constructed 10' from the property
line, then a 10' addition to the garage, with a 6' setback would not be possible.
My first question would be; do you currently have a 22' x 22' garage or a 32' x 22'
garage? If it is 22' x 221, then it is possible you have 10' between your garage and side
lot line. If, on the other hand you have a 3 -car garage, you may have no setback at all.
Your best bet may be to get a survey to see exactly how far the garage is from the
property line. From the information we have on file, it is impossible to ascertain the
exact distance between the garage and the property line.
Finally, a sprinkler system will require a plumbing permit as you may already be aware.
