PUBLIC PURPOSE SERVED BY REQUIREMENT: Section 205.053, 4A, requiring a front yard setback of 35 feet. Public purpose served is to allow for off-street parking without encroaching on the public right of way. Also for aesthetic consideration to reduce the "building line of sight" encroachment into the neighbor's front yard. B. STATED HARDSHIP: Without requested variance, house would'.have little useable rear yard. C. ADMINISTRATIVE STAFF REVIEW: Rough field measurements show approximately 75 feet from the front property line to the toe of the steep embankment to the rear. The hill varies from a 2:1 to a 1:1 slope in areas up to a plateau about 30 feet above the street. It is difficult, without topographical information, to determine exactly how much rear yard would or would not exist. She said that the action re ated to a suggestion that had been made by Mr. Kemper whe the review of the Zoning Ordinance was being discussed. She ointed'out that of all the requests that had been made, th Appeals Commission had only ,denied threel Chairperson Schnabel said that she wanted copy of the summary sent to each member of the Appeals Comm sslon for their review. �I Mr. Moravetz said that there could be seveLl more front yard variance requests from the Hyde Park area.
