THE SAME BEING 140 RICKARD ROAD N.E., FRIDLEY, MINNESOTA. BY MR. DENNIS OTTEM. 140 RICKAltD_ROAD N Mr. & Mrs. Dennis Ottem were present to present the request. A verification survex and pictures of the lot were shown to the Board. Mr. Ottem explained they want to convert the existing garage to living area as now they have to come through the living room, to get into the garage. They want to build a detached garage on the other side of the house and in the back yard. Mr. Belisle asked what would be done with the existing driveway. Mr. Ottem said he would have only 1 driveway to the future garage and the existing driveway would be removed. Mr.,Minish asked why they couldn't add onto another part of the house. Mr. Ottem said the house is a split level design with a sloped roof and it wouldn't be feasible to add on any other way. Mr. Crowder questioned the large amount of living area this conversion would make. Mrs. Ottem said the house has 3 levels but it has no basement, just a crawl space. The Board brought up the separation between structures. Mr. Ottem said there is approximately 12 feet between structures. He added they wouldn't be adding onto the house but just converting what is already there. He said he had talked to his neighbor and he meant to get a letter of "no objection" from him but he wasn't home tonight. 11r. Crowder said there must be a window on the wall that faces the adjacent property and asked if this window would be removed. Mr. Ottem said that it would be removed. MOTION by Crowder to close the public hearing. Seconded by Harju. Upon a voice vote, there being no nays, the mots carried unanimously. 'Mr. Belisle stated the necessary fire wall would have to be installed. MOTION by Harju to recommend approval of the variance to Council with the stipulations that: 1. The normal fire protection requirements be followed. 2. There be no windows on the East side of the existing garage. The reason for the approval is that the hardship is the layout of the house prevents any other expansion plans because they would be economically unfeasible. Seconded by Crowder. Upon a voice vote, there being no nays, the motion carried unanimously. The City Manager reported that on March 3, 1972, bids were opened for a high Vel9city sewer cleaner and upon his recommendation the award was made for e Model PHY-602YMW high velocity sewer pipe cleaner. He said this was the M9401 than he believed the Public Works Department desired and the one :For whigh, the bid specifications had been written. It has since come to his attention that it would be advantageous for the City to consider placing a change order frm this model to a Model 701. The Model 701 exceeds the original bid speci€icatigns. It is basically the same machine, but has a number of attachments and features that the Public Works Department feels would be advantageous. The greatest advantage that the 701 hgg over the 602 is that the 701 is completely er1gJgse4 11
