A. PUBLIC PURPOSE SERVED BY REQUIREMENT:
1. Section 205.053, 1B, lot area requirement of 7500 square
feet.
Public purpose served by this section is to avoid the condition
of over crowding of the residential neighborhood. Also to avoid
excess burden on the existing water and sewer services.
2. Section 205.053, 4C, minimum rear year setback of 25% of lot
depth with minimum of 25 feet.
Public purpose served by this section is to provide desired rear
yard space to be used for green areas which add to the attract -
ability of the neighborhood. It also provides needed space for
the mental well being of the family.
3. Section 205.053, 4A, front yard setback of 35 feet.
Public purpose served by this section is to allow for off-street
parkinuwithout encroaching in the public right of way. Also the
aesthetic consideration of the neighborhood to reduce the "building
line of sight" encroachment into the neighbor's front yard.
B. STATED HARDSHIP: Lot as platted is unbuildable. Setback variances
required to build a 24' X 34" house, with a 20' X 22' attached
garage.
C. ADMINISTRATIVE STAFF REVIEW: Checking surrounding properties,
Staff finds that several other houses in the area have been built
on 60 foot and even 50 foot lots. 698 Janesville is bordered on
the East and South by eX S ses. This address is serviced
with sewer and water. Staff cannot comment on the house design

PUBLIC HEARING
BEFORE THE
APPEALS COMMISSION
TO WHOM IT MAY CONCERN:
NOTICE IS HEREBY GIVEN that the Appeals -Commission of the City of Fridley
will meet in the Council Chamber of the City Hall at 7:30 P.M. on Tuesday, May 11,
1976 to consider the following matter:
A request for variances of the Fridley City Code
as follows: Section 205.053, 1B, to reduce the
lot area, for a lot platted before December 29,
1955, from 7500 square feet to 6216 square feet,
and, Section 205.053, 4C, to reduce the rear yard
setback from the required 29 feet to 22 feet, and,
Section 205.053, 4A, to reduce the front yard setback
from the required 35 feet to 25 feet, to allow the
construction of a dwelling and garage to be located
on Lots 29 and 30, Block Q, Riverview Heights, the
same being 698 Janesville Street N.E., Fridley,
Minnesota 55432. (Request by Mr. A. L. Williams,
947 - 86th Avenue N.W., Coon Rapids, Mn.)
Anyone who desires to be heard with reference to the above matter will be
heard at this meeting.
