My understanding is that the block cores are filled with grout and 1 - #5 rebar at approximately 6' o.c. around the perimeter. In addition, a bond beam with 2 - #5 bars continuous is located at the 7th course and the 13th course above the footing. It has further been reported that on the right side of the garage as you view the doors, the soil slopes downward to accommodate the walkout door in the wall opposite the single car garage entry door. It is my analysis that these walls meet the intended code requirements provided that the non-bearing walls are properly laterally supported by precast plank and that Class 2 soil is used as backfill. We further understand that an interior drain tile system is being used for this construction, and a membrane waterproof sheet will be used between the top of the precast plank and concrete surface topping.
