Dear Mr. Stroetz:
Our office was requested to examine and explain the probable cause of a leak
that is causing moisture to get into the first floor ceiling in the above
noted unit.
It appears that the cause of the infiltration is in the deck attachment of
1532 to the wall of 1528 South Timber Ridge.
Would you please take the necessary Association action to correct the
infiltration problem.
It was also noted that the design of the decks in the project are all
cantilevered out from the structures. This design relies entirely on the
tensil strength of the framing members. Therefore, if any wood deterioration
occurs, the result is structural failure and the deck falls. There have been
several failures in decks of this design and since this project is now over
10 years old, all the decks need to be inspected by a qualified inspector to
determine their structural integrity. One source for such an inspection may
be the original designer, Reese/Bova Associates of Minneapolis.
This should be done as soon as possible to avoid any unnecessary accidents
from occuring.
