Dear Sirs:
The grade around most.of the garages serving Fountain Oaks is too high.
At no time should., -fill be placed against the exterior of a building wall
unless that wall is of concrete.
The problem is most severe between garages 16 and 17 and again between
13 and 14. The slab elevation difference is so severe at these two
'Places that the only solution maybe to build the lower portion of the
lower structure out of concrete so that fill can be placed against it.
I strongly suggest that on any future garages, that you consider placing
at least one course of block tinder the bottom plates so that final grades
can'more easily be obtained without the danger of placing fill against
the woodenwalls.
The problems explained in paragraphs one and two above must be corrected
as soon as possible and certainly no later than June 2, 1980.

Hello all,
Bradley Suhon at 5427 W. Brenner Pass, has asked permission to replace a deck on the east
side of his unit that had been torn down sometime last year. He is asking for a deck 8x10 or
8x 12 and a stairway down to the ground. There are other decks on that side of the multi -
units. Sharen and I looked at this yesterday: this should have been done before this, but
maybe he could not afford to do it. The old deck I think was removed last summer. The new
deck should conform to the other adjacent decks and the stairs should match. We could not
tell where his lot line is on the south east corner, so the dimensions are in question. The new
deck could go back exactly like the old one.
Dean ,,,can you and I check this out with your plat maps and tape measure???
Also, remember, this is the person who we were dealing with regarding the charges for
painting; and he was asking for a delayed payment plan, which we said "no". I think we
must make sure that he is paid up on other issues as a condition to approving the deck.

I hereby understand and agree to the following:
1. To obtain as required by the Committee and/or Board from any of my immediate neighbors who might
be affected by my proposed exterior change, preliminary approval, in writing. This preliminary
approval shall be obtained and supplied to the Committee upon request.
2. That in the event final approval to my proposal is given to me by the Committee and/or by the Board.
I hereby agree to assume and be responsible for any costs and liabilities for personal injury or property
damage which might arise, both during the construction phase and thereafter. Furthermore, I shall
indemnify and hold harmless the Innsbruck North Townhouses Association and all other owners from
any such costs or liabilities which might arise.
3. I hereby acknowledge that I will obtain certificates of insurance from any contractors hired to perform
the proposed construction.
4. 1 hereby acknowledge that I must obtain a building permit, when applicable, prior to beginning any
construction and I agree to do so and to abide by all local laws and regulation which.might affect the
proposed construction in any way.

5. 1 hereby agree that the change will be completed in a timely fashion and that any construction project
will not continue in an uncompleted state for an indefinite period.
6. I hereby agree to sign t; Maintenance Release Form, if requested by the Committee or by, the Board,

7. I understand that under Article IX of the Declaration of Covenants, Restrictions and Easements which
apply to the Innsbruck North Townhouses Association, the committee and/or the Board must either
approve or reject my proposal or request additional documentation within thirty (30) days after my
plans and specifications have been submitted to the Committee.
8. I further understand that waiver by the Committee or by the Board of any of the guidelines or
conditions which might apply to my proposal shall not constitute a waiver for purposes of any future
proposals which might be submitted by myself or other owners.

VMAINTENANCE RiEiLiraASE FORM
The undersigned hereby releases INTA (Innsbruck North Townhouses Association) from all maintenance
responsibility to the exterior change proposed on the attached Application for Exterior Change; and further states
that said change will be maintained at a time period not to exceed normal INTA maintenance cycle (once every four
years).
In addition, the undersigned acknowledges that any potential future buyer shall be provided with a copy of this
agreement prior to closing of sale.
