During that time general site preparation including sub -cutting of undesireable soils was inspected, the fill quality was checked, and tests*to ensure proper and adequate compaction of the fill were made. On the basis of our periodic inspections it is our opinion that the site has probably been adequately prepared for suitable support of foundations for resident- ial type construction. Our work was performed at the request of Mrs Philip Jacobson on _February 6, 1976. The residence is a split-level, L-shaped structure. The basement of the house is divided into a full basement in the southern half of the house and a partially recessed basement in the northern half. The footings were placed at an approximate depth of 8.5' below the top of the masonry block foundation wall in the southern half and 5.5' (a minimum frost depth) in the northern half of the house. We have no information regarding the actual building loads, but assume the foundation design was based on soi_1 having an allowable bearing capacity of 2000 psf. We understand the building was constructed during the winter months between 1972 and 1973. Since construction, the occupants have observed cracking of the masonry block foundation walls and subsequent water seepage into the basement areas. During the recent installation of interior drain tile by Meridian Waterproofing.Corp, a tree trunk was encountered in the southwest corner of the house. The tree, which was 10" in diameter, was lying horizontal'y approximately 6" beneath the bottom of the footings. Therefore, questions arose as to the competency of the bearing soils beneath other areas of the house. The purpose of our investigation was to examine the bearing soils at certain locations, determine the cause of the observed distress and recommend possible corrective procedures. INVESTIGATION METHODS AND RESULTS On February 6, 1976, we performed a visual inspection of the property. The majority of the cracking in the foundation walls was recently tuckpointed by the waterproofing contractor. These repairs appeared concentrated along the basement dividing wall and the exterior walls near the southwest corner of the house. The soils encountered were visually and manually classified in accordance with the Unified Soil Classification System, and estimates were made of their strength properties. In addition, a density test was performed of the bearing soils immediately below footing elevation in each test area. The density tests were evaluated according to the moisture -density relationship of soil as designated by ASTM:D698-70 (Standard Proctor). The results of these tests are attached with this. report. In the southwest corner, where the tree trunk was encountered, the surrounding soils consisted of silty sand fill material containing smallchunks of concrete and a trace of organic matter. As revealed by shallow hand auger borings placed in this corner, the fill material extended downward'a.pproximately 2' below the basement floor slab, where a competent natural fine to medium grained sand was encountered. A similar soil profile was identified in the southeast corner of the structure. However,. only 1' to 2' of fill material was encountered overlying the natural' sand inthis corner. Density test #1 indicated thefill material was also rather loose at 85% of Standard Proctor density. The third test area was made at the intersection of the basement dividing wall and the east exterior wall. A void of approximately 311 was noted between the floor slab and the underlying soils. At least 3' of loose sand fill was encountered in this test area: Density test #3 verified a loose condition in the fill with an 83% of:Standard Proctoriddnsity. ANALYSIS For typical house loadings on compacted fill, a minimum compaction level of 95% of Standard Proctor density is the accepted norm. The average degree of compaction of the three density tests performed was 83%, indicating a relatively loose condition forrthis type of loading. The cause of this loose condition could be attributed to various happenings. For instance, the fill may have been insufficiently compacted during construction, or the fill material may have frozen during or after placement; thereby undergoing a moisture volume expansion and subsequent loss of density upon thawing. Often with granular soils, settlement occurs rapidly after the application of the building load. However, if water movement, which washes and lubricates the particles., or vibrations are presents additional consolidation will occur. Furthermore, over a period of time, the tree truck and organic matter beneath the footings will decompose. This type of action is also accelerated by the presence of water and air.
