Contractor shall defend, indemnify, and hold harmless the Owner, and the
officers, members; and employees of the City of Fridley from all liability
and claims for damages arising from bodily injury, death property damage,"
sickness, disease, or loss and expense resulting from or alleged to result
from Contractor's operations under this contract.
b.) LIEN WAIVERS
The contractor shall protect, defend and indemnify the owner from
any claims for unpaid work, labor, or material. Payment shall
not be made until the contractor delivers to the owner alien
waiver stating that charges for all labor and materials suiplied
to the project have been paid. In .addition, individual lie.i
waivers shall be provided by all subcontractors :and material
supply men who have given the owner a written notice pursuant to
Minnesota Statutes Section 514.011, Subdivision 2. As an
alternative to filing the above described lien waivers, the
contractor may furnish the owner with a corporate bond indemnifi.ng
the owner against any liens.
c.) PERMITS AND CODES
Contractor shall secure all necessary permits and licenses required.to
perform the work called for by this contract, and all such work shall
be in compliance with all building code regulations and ordinances whether
or not covered by the specifications and drawings for the work.
d.) EQUAL E11PLOYMENT OPPORTUNITY
Contractor shall provide equal opportunity to all persons, without dis-
crimination as to race, color, creed, religion, national origin, sex,
marital status, age and status with regard to public assistance or disa-
bility.
e.) UNACCEPTABLE RISK
Contractor shall not be listed on the"unacceptable risk determination"
list of the U.S. Department of Housing and Urban.Development of the
U.S. Farmer's Administration. Contractor shall be presently.licensed
by the City of Fridley.
f.) FOR GOOD AND VALUABLE CONSIDERATION
The Contractor hereby warrants to the Owner, and to subsequent Owners,
of the property to be improved, that all materials, hardware, fixtures,
and utilities, of whatever kind of nature, incorporated in said dwelling
by the Contractor are of good quality, and free from defects in workmanship
or material, and the Contractor shall repair, correct, or replace, at
no cost to Owner or subsequent Owners, any instances of defective
workmanship or materials of deficiencies subject to the warranty contained
in this paragraph f; provided, however, that the warranty set forth in 'this
paragraph f shall apply only to such deficiencies and defects as to which
Owner or subsequent Owners shall have given written notice to the
Contractor, at its principal place of business, within two (2) years from the
date of execution of the Completion Certificate by all parties thereto,

Work shall be completed within 90 days from the date that the
grant is approved by the City of Fridley. Requests for extensions
must be approved by the City of Fridley.
h.) ACKNOWLEDGEMENT -
The above warranties are in addition to, and not in limitation of, any and
all other rights and -remedies to which the Owner, or subsequent Owners,
may be entitled, at law or in equity, and shall survive the conveyance of
title, delivery of possession of the property, or other final settlement
r' made by the Owner and shall. be binding cn the undersigned notwithstanding
any provision to the contrary contained in any instrument hereafter executed

This is in reference to bid dated July 21, 1980:
When we opened the ceiling we found the -rafter to be 2x6"
and had a 2 to 3" sag, also the soffit was completly blocked from
ventilation. We had to remove the soffit and blocks replace soffit with
ventilation. We installed 2 beams of 2x10" with 5/8" plywood,
jacked up the roof and installed supports.
Request additional $300.00 far .this work.
