Fridley, MN 55432 Re: Repair & Maintenance of the Residential Rental Property Located at 6008 - 2nd Street N.E., Fridley, NN Dear Mr. Cramer: In order to insure the quality of the residential rental housing within the City of Fridley and to prevent its deterioration, the City Council adopted a housing maintenance code in March, 1978. As part of the City's comprehensive housing program, an on-site inspection was conducted of the above listed property on June 7, 1983. The inspection on that date found the following list of deficiencies which are in need of corrective action. Any repairs or improvements must be completed in a workmanship like manner. It is the City's hope that similar or other deficiencies that were not noted will be corrected as needed. EXTERIOR 1. Clean and maintain the south property line free of all the bus seats, tires, wheels, cement block and miscellaneous debris found littered there. 2. Cut and maintain the weeds and long grass on the south side of the building. 3. Repair and maintain all screens with holes in them: West storm door; East wall, second floor, 1st from south. 4. Provide and maintain screens for all openable windows: West wall, first floor, 1st from north; second floor, 1st from north; North wall, second floor, 1st from east; East wall, first floor, 1st from north, second floor, 1st from north; South wall, second floor, 2nd from east. 5. Enclosed you will find a copy of the State energy retrofitting requirements that were adopted by reference by the Fridley City Council in March, 1982. Please note that the ordinance reeuires that all exterior windows doors, rim joists, joints and utility I oDeninas be effectively caulked and weatherstrioned to seal off drafts and reduce energy losses. In addition, there are six items that are listed and that must be brought into compliance by July 1, 1983. Although these are manditory requirements, it is the City's hope that each property owner will realize that the money and energy savings and the increased comfort to the occupant, would more than compensate for the cost of doing a permanent, quality job of retrofitting. 6. Repair and maintain all broken or missing window panes: North wall, second floor, 2nd from west; East wall, first floor, 1st from north. ZNTERIOR COMMON AREAS: 7. Discontinue the practice of storing a hose, gas can, drapes, blankets, clothing and other household items at the base of the west stairway. 8. Provide and maintain an approved fire extinguisher for the west stairway. 9. Clean and maintain the west stairs and hallway in a sanitary manner. 10. All doors leading from individual dwelling units to public or shared areas must be provided with approved, single cylinder, deadbolt locks, that are capable of being locked from the exterior of said unit (see enclosed statement). LAUNDRY/FURNACE AREA: 11. Repair and maintain the leaking hot water faucet for the laundry sink. 12. Clean and maintain the floor in a sanitary manner at all times. 13. Repair and maintain the gypsum board ceiling where the hole was out in it above the laundry sink. jrq/ � 19e__J 14. Adjust the fire door so that it completely closes when released.
