During the footing inspection for the garage, our inspector inquired as to the final grade adjacent to the proposed slab. He was told that the grade next to the slab was going to be filled to provide a minimum of 4 inches of cover. Now we understand that the contractor may have misinformed our inspector, in that you, as the owner, did not intend to fill in around the slab. From what has become apparent since you placed the slab and apron, is that the slab is not useable. The Inspector will not permit a building to be built upon that slab. Discussing the matter with the Merrill`s, it appears that the sand you placed under the slab has nothing to hold it under the slab and it is now washing out and eventually the slab will break off. It would appear that there is one of two things which can be done with the slab. Either the slab can be removed and a new slab poured with proper supports, or it might be possible to get supports placed under the present slab through some dexterity of application. Further, the apron has a dip in it that holds water and will make winter use virtually impossible. Prior to taking any further steps, I would request that you contact me within the next week and arrange for a plan.of correction of the difficulties and thus avoid substantial additional costs -and expenses. Fridley, Mn. 55421 Re: Garage Slab for Proposed Garage at 4832 - 2�j Street N.E. Dear Mr. Merrell: This is to confirm our meeting of September 23, 1976. Those present were you, myself, and your legal representative Mr. Eugene J. Schway. The purpose of our meeting was to determine the alternate methods to attain Code compliance on the garage slab. Three separate items were discussed; 1. The bird bath on the.apron in front of the slab. This does not constitute a Code violation however it may be undesirable from your standpoint. 2. Lack of sufficient cover on the north and west sides of the slab. This does constitute a Code violation as the Code requires that there - be at least 4 inches of cover over the slab edge. This could be attained by either deepening the slab edge, placing fill against the slab and slope it away or be retained with a separate retaining wall. 3. The one-half inch anchor bolts do not penetrate the slab below the curb block. This also constitutes a Code violation as the bolts must protrude and be a structural part of the slab that will support the walls. This can be attained by drilling the slab and putting the bolts down into the existing slab. Items 2 and 3 must be completed prior to the framing of the garage.
