I understand there is concern about the motive for the construction of the new garage and the development of the vacant property immediately to the north of 5955 - 212- Street. If a lot split was to be requested with the existing building, the maximum width land that could be split would be 49.14 feet having a total area of 6,415 sq. ft., both of which are below code requirements in an S-1 District. If the existing garage was to -be removed,and the lot split, two parcels could be established which will satisfy the S-1 lot width and lot area criteria. Any lot split would have to go through the Planning Commission and Council for approval and the major issue would be whether the Council would want to take an existing 80 foot wide lot and reduce it down to 60 feet which is the minimum acceptable in a S-1 and below the 75 foot established in an R-1 District. The information submitted for the new garage building permit and plan is all within the existing code standards. The requestor is agreeable and our -letter confirms the issue of converting the existing garage to living space. We will continue to review this property and let you know if there are any changes to the plan as we currently understand it. Rock pops (due to soft aggregate), approximately 2 per every 10 square feet of area, have allowed moisture: to penetrate the finished slab and caused additional spalling due to freeze/thaw cycles in the winter months. 3. Some shrinkage cracks were also observed that divide the slab into approxicate 100 square foot segments. The combination of all of the above doez riot constitute a very desirable garage floor.
