NOTICE OF PUBLIC HEARING
Notice is hereby given that the Appeals Commission of the City of Fridley
will conduct a Public Hearing in the City Council Chambers at 6431 University
Avenue Northeast at 7:30 p.m. on Tuesday, October 9 ,84 in regard to the
following matter:
Request for a variance pursuant to Chapter 205 of
the Fridley City Code, to reduce the total square
footage from 7500 square feet to 6611 square feet
to make a buildable lot on the Northerly 8 feet of
Lot 25 and all of Lot 30, Block 11, Hyde Park
Addition, the same being 5963 2 1/2 Street N.E.
Notice is hereby given that all persons having an interest therein will be
given the opportunity to be heard at the above time and place.

A. PUBLIC PURPOSE SERVED BY REQUIREMENT:
Section 205.07.3A.2, requires a minimum lot area of 7500 square feet, for a
one -family dwelling unit, where the lot is one on a subdivision or plat
recorded before December 29, 1955.
Public purpose served by this requirement is to avoid the condition of over
crowding of a residential neighborhood, to avoid an excess burden on the
existing water and sewer services, and to avoid reduction of surrounding
property values.
B. STATED HARDSHIP:
"Existing 42.64 foot corner lot, with lot split, will add 8 feet to increase
the buildable area. This is being made available to make this lot
buildable."
