LINDMAN: Mr. Flora, Public Works Director, stated this is a request for a special use permit to allow construction of a second accessory building, a 20 x 16 foot garage, to be used for storage cf an antique car. He stated this garage would not have a driveway, as the petitioner will drive the car only about once a week during the summer and not at all in the winter. Mr. Flora stated the Planning Commisson recommended approval with a stipulation that the special use permit be reviewed by staff in one year. NOTION by Councilman Fitzpatrick to concur with the recommendation of the Planning Commission and grant special use permit, SP #85-04 with the following stipulation: That the special use permit be reviewed by staff in one year. Flora, Public Works Director, stated this is 'request for a variance to reduce the front yard setback frau 35 feet to 15.feet to allow construction of a new dwelling with an attached garage at 526-- Pierce Street. Mr. Flora stated the problem with constr uctidn on this lot is be ca use of a ravine with a fast drop in elevation from�,,��'100 to 74 feet. He stated the existing houses on the east side facing Pierce Street are set tack 25 feet, as variances were granted in 1979. He stated the house to the west has a 41 foot setback. Mr. Flora stated there is a ten foot boulevard, therefore, if the new house has only a 15 foot setback, it would be 25 feet from the curb. Mr. Flora stated a number of neighbors spoke against the variance, therefore, it was denied by the ,Appeals Commission, but they recommend approval of the variance frau the :° required 35 feet to 25 feet. Mr. Finn, the petitioner, stated he has spoke with his neighbors, since the meeting of the Appeals Commission, and they are in agreement with his plans. W. Councilman Goodspeed stated, when the Appeals Commission v9ted on this variance request, they denied the variance to 15 feet and recommended the 25 feet because cf the neig'hbor's opposition.
