Dear Mr. Westling:
August 2, 1994
On July 25, 1994, the Fridley City Council officially approved
your request for a variance,',VAR #94-10, to reduce the front yard
setback from 35 feet to 4 feet for accessory buildings and from
35 feet to 18 feet for dwelling structures along the westerly
line to allow for the construction of a four-plex and a five car
garage, on Lots 6 - 13, Block 12, Hamilton's Addition to
Mechanicsville, generally located at 5400 - 4th Street N.E., with
the following stipulations:
1. Lot split request, L.S. #94-01, shall be approved.
2. The pet'tioner shall provide a hardsurface driveway by June
11 1995 _ e..d r 4A, ,
3. Any accessory buildings on the property are to be used for
traditional residential uses and, if one is used for a shop,
that it is used for the maintenance of the four-plex, a
hobby, and other miscellaneous purposes, but not to be
construed to be used for a home occupation.
You have one year from the date of City Council action to
initiate construction. If you cannot begin construction in time,
you must submit a letter requesting an extension at least three
weeks prior to the expiration date.
