The following concerns have been iden- tified and submitted for your consideration prior to this action being reviewed by the City Council. 1. A buildable area variance is required for the combination of Lots 28, 29 and 30 to satisfy our C2 zoning requirement. 2. The three Lots should be conbined into one tax parcel (you would have to petition the City for this). 3. An access driveway would have to be constructed to this proper- ty from 7th Street in accordance with City construction requirements. 4. An agreement for use of this access driveway by Lots 1, 2 and 3, Block 9 will be required. 5. Sewer and water lateral special assessments have not been paid. 6. This property will require residential district separation along the South and West sides. In order to incor orate your request at the next City Council meeting (October 25, 1982 you should respond to these items one week prior to the Council meeting.
