Minneapolis, Minnesota 55421 Dear Mr. Johnson: I have discussed with you on several occasions the steps you should take to correct the water patblem 1301o52ndthe Avenue td�E.arNowuIcwillnputfrom it intouwriting er a Contract for Deed, to you: 1. I recommended you install gutters. This you did, however, you did not install down spout diverters, so that at this point in time you have an effect worse than no gutters at all. All the water coming from the roof is being discharged within six (6) inches of your foundation wall. The water has no alternative but what to follow the couse of least re- sistance which is to seep along the basement walls and eventually into the house. These down spout diverters must be extended to carry the water at least ten (10) feet away from the closest point of the house or garage. 2. I recommended you sod your yard. You have sodded part of your yard, however, the most critical area to sod is that area right against your house. This hasn't been done on the entire east and south sides. Again, the water here just seepinto the ground, it doesn't have a chance to run away from the house. The water has to be directed away from the s house so that it does not saturate the ground. 3. We have on two (2) occasions graded a swail along the side of your house to permit the water to run to the street. On both occasions you have filled this swail in. The last time we graded a swail, within a day or so,you dumped a load of black dirt right in the middle which completely blocks the water from running to the street. Johnson June 2, 1971 Page Two the slope or the swails that we have graded. This home has been constructed to a rigid set of specifications. Although the basement walls are waterproofed, this will in no way prevent water from entering thru the block walls, it just simply isn't that waterproof. For this and other obvious reasons, wet basements are not covered under our warranty nor are they covered under the warranty of any other Registered Builder. However, I feel we have tried to help you above and beyond the call of duty by inspecting the property and regrading it on two occasions. Until the down spouts are extended horizontally and the sod is completed and given an opportunity to grow and knit together, you can expect water problems. About Ground Water Ground water is something that will always be with us. It comes from rain, snow, underground streams.
