M. on Wednesday May 21, 1969, to consider the following: A request for a variance of Section 45.262, to permit the construction of a double garage on a double frontage lot with a setback of 25 feet instead of the normal 35 foot setback on Lots 11 & 12, Block 5, City View Addition, the same being 464 57th Place N. In the instance of Double Frontage lots when reverse frontage is approved, set back for garages and accessory buildings in a rear yard will be the same as for a front yard in the R District area concerned. The owner of a Double Frontage lot may elect to front the principal building on either street on which the lot abuts, provided that the principal entrance to such building shall open on the street so selected. Where any such election is manifestly contrary to the established character or welfare of the neighborhood, the permit shall be referred to -the Board of Appeals for approval or disapproval.' MEMBERS PRESENT: Mittelstadt, Ahonen, Minish, Harris MEMBERS ABSENT: OtBannon OTHERS PRESENT: Hank Muhich-Building Official MOTION by Ahonen to approve the minutes of'May 7, 1969 as written. Seconded by Minish. Upon a voice vote, there being no nays the motion carried unanimously. 1. JEROME R. MEYER, 7531 LYRIC LANE, REQUESTS A 2 FOOT VARIANCE OF SECTION 45.24 TO REDUCE THE SIDE YARD REQUIREMENT FROM 5 FEET TO 3 FEET TO PERMIT THE CONSTRUCTION OF A 20 FOOT ATTACHED GARAGE TO EXISTING HOUSE ON LOT 15, BLOCK MELODY MANOR 4TH ADDITION THE SAME BEING 7531 LYRIC LANE N.E.. FRIDLEY. MINN. Mr. Meyer was present to present his request. He explained to the Board that he would only need a little over a 1 foot variance but is asking for 2 feet. The neighbor's garage is 12 feet from the line so there would be 15 feet between the structures. MOTION by Minish to receive a letter from Mr. Meyer's neighbor, Mr. Robeck, stating that he did not mind,Y— Meyer building 3 feet from the line. Seconded by Harris. Upon a voice vote, there being no nays, the motion carried unanimously. MOTION by Harris to close the Public Hearing. Seconded by Minish. Upon a voice vote, there being no nays, the motion carried unanimously. MOTION by Harris to grant the variance because; 1. He has concurrance from his neighbor. 2. He is also going to maintain 15 feet between structures. 3. The garage will be an improvement to the property and is compatible to other structures. Seconded by Minish. (REQUEST BY DONALD TH PLACE N.E.. FRIDLEY_ MTNN.gnTA _ Mr. Hippen was present to present his proposal. He explained to the Board the garage will be 24 feet square. He can not build the required distance of 35 feet back as he would have to take out some trees which he does not want to do. Also, to build on the other side of the back of the lot would mean cutting into a hill which would mean having at least one wall of the garage cement blocks. Upon a voice vote, there being no nays, the motion carried unanimously. MOTION by Minish to grant the variance with one stipulation and the following reasons; I. The plans be changed to add a turn -around on the West side so that it would not be necessary to back out onto 57th Avenue. 2. If he were required to have a 35.foot setback he would have to remove some of the trees in his yard. 3. There were no objections from adjacent property owners. The Board considered building on Lot 11 but there is a fence that would have to be torn down and there is an elevation problem. Seconded by Ahonen.
