FRIDLEY, MN 55432 • (612) 571-3450 • FAX (612) 571-1287 CITY COUNCIL ACTION TAKEN NOTICE February 8, 2001 David Lopez 512 5d' Street NE St. Cloud, MN 56304 Dear Mr. Lopez: On Monday, February 5, 2001, the Fridley City Council officially approved your request for a Preliminary Plat, PS #00-03, to replat the property into two single family lots, legally described as the east 30.0 feet of Lot 18, Lots 19-21, Block 18, Fridley Park, generally located at 35 62nd Way NE. Approval of this Preliminary Plat is contingent upon the following stipulations: 1. Petitioner shall obtain all necessary permits prior to construction. 2. Petitioner shall remove existing garage from proposed Lot 1 prior to applying to the City for final plat approval. 3. Petitioner shall construct a hard surface drive & code required double car garage on proposed Lot 2, by November 1, 2001. Furthermore, petitioner shall submit a performance bond to the City of Fridley in the amount of $25,000 to ensure construction of drive & garage. 4. Grading and drainage plan to be approved by City's engineering staff prior to the issuance of any building permits, in order to minimize impacts to the surrounding properties. 5. During construction on proposed Lot 1, silt fencing shall be used where applicable. 6. Petitioner to pay $1,500 park dedication fee prior to issuance of building permit for proposed Lot 1. 7. Petitioner to pay all water and sewer connection fees. 8. The petitioner shall agree to preserve mature trees to the extent possible. All trees required to be removed for the new home shall be marked and approved by City staff prior to issuance of building permits. Action Taken Letter -Lopez February 8, 2001 Page 2 The Council action described above is only to approve the preliminary plat. You must have an approved final plat prior to recording at Anoka County. When the final plat has been prepared by your surveyor, a copy of the plat should be sent to the Anoka County's Surveyor's office for review. Once that review is completed, please submit three full size copies of the final plat to the Community Development Department. The Community Development staff will contact you as to which council meeting the item will be scheduled for consideration (it will be placed under the "consent agenda"). After Council action on the final plat, the mylars of the plat must be submitted to the City for signature by the Mayor and City Clerk. Once signed, the plat is ready for recording at Anoka County. The final plat must be submitted for action within six months of approval of the preliminary plat. If you have any questions regarding the above action, please call me at 763-572-3590.
