REGARDING.: Homes in Alice Wall Addition
On June 3, 1988 reinspections were conducted on six homes in the
Alice Wall Addition to determine if doors had been removed to one
of the levels off the foyers. The inspections found that the doors
are removed and the latch and hinge recesses were filled in.
The openings are visible from outside the homes so monitoring
will be easily accomplished.
The addresses of the homes owned by Rodney Bran, Inc. are
6300, 6310, 6360 and 6380 7th Street and 445 - 63rd Avenue; the
home owned by Todd Anderson is 6320 - 7th Street.

Dear Ms. Gallegos:
It has been brought to the Planning Department's attention that your property at 445 63nd
Avenue NE is being illegally used as a two family dwelling.
Your property is located in the R-1 zoning district which allows single family dwellings only. You
have until October 11, 2002, to remove the tenants from the second unit and convert the
structure back to a single family home.
Code Enforcement and Rental inspections staff will conduct an inspection on October 14, 2002,
to ensure compliance with this request. If the situation is not corrected by the inspection date,
the City will proceed with necessary legal action.

Subject: Unlicensed, illegal duplex
At 9:24 am on Monday, May 22, 2006, a real estate appraiser called to question
the zoning for 445 63rd Ave NE.
I confirmed that the address is zoned R-1, residential single family.
He said the property owner has been using the property as a duplex and said
that her property was grandfathered in from another time when the property did
allow a duplex.
Upon review of the building file, I noticed that this property was built in 1985 and
has since received two previous code enforcement letters from1988 and 2002
telling the property owners to cease use of 445 63rd Ave NE as a duplex.
I forwarded the information about use of the property as a duplex to the Rental
Inspection Division in the Fire Department.
At 10:40 AM Ashley Often, Rental Inspection, returned my call and said they
would pursue the lead and set up an inspection. They would also cite the
property as an illegal duplex or failure to obtain a license.
I told Ashley that the property is zoned R-1 and cannot operate as a duplex. She
said they would respond accordingly.
