MEMO FROM: Thomas Blazina, Chief Building Official MEMO DATE: November 9, 1993 REGARDING: Rachael Lyga 122`63 1/2 Way NE On November 5, 1993 an inspection of a reroofing performed during February, 1993 was conducted at 122 63 1/2 Way with the following observations: 1. Additional 1/2 inch of plywood added to existing roof deck was exposed to weather at eaves. 2. Additional wood fascia was placed over existing fascia which was installed to expose edge of 1/2 inch roof deck plywood. 3. No metal drip edge flashing was observed. 4. Kitchen fan appears to be connected to attic roof vent. Review of the owners copy of the construction contract with Shaw Chamberlin Roofing indicated new .1 /2 inch plywood, repair fascia and reroof. Based upon review of the address file, UBC 3208(c)2, field observation, the "Asphalt Roofing Manufacturer's" recommended roofing practice, UBC 1707(b), Standard Section 32.304 and UMC 1104, the following corrections are required to satisfy minimum building code requirements; 1. Install flashing drip edge at all eaves. This will protect exposed edge of 1/2 inch plywood and overhang face of fascia boards. Copy of Asphalt Roofing Manufacturers Association details enclosed. 2. Kitchen exhaust duct shall terminate outside the building in a ventilator hood equipped with a back -draft damper. The roof ventilator hood does not meet the minimum requirements of UMC 1104. GENERAL Before starting to apply strip shingles, it is necessary that the deck be properly prepared; in the case of new construction, pages 20, 21, 22, that an underlayment be first applied; and in the case of reroofing, that the old surface be treated --according to the instructions included on pages 23 to 25. APPLICATION (a) Metal Drip Edge A metal drip edge, made of non -corrodible, non -staining metal, is used along the eaves and rakes, applied directly on the wood deck at the eaves and over the underlay along the rakes as shown in Fig. 33. It is designed to allow water run-off to drip free of underlying construction. It should extend back from the edge of the deck not more than 3" and is secured with appr-opriate nails spaced 8" to 10" apart along its inner edge as shown. Drip edges of other materials may be used as approved ofing manufacturer. (b) Underlaymen Before any shingles are applied, a layer of No. 15 asphalt saturated felt is applied over the entire deck as described in detail on pages 22 and 23. (c) Chalk Lines On small roofs, strip shingles may be laid from either rake, but on roofs 30 feet or longer, it is better to start them at the center and work both ways from a vertical line in order to insure more accurate vertical alignment and to provide for meeting and matching above any projection through the roof such as a dormer or chimney.
