RMARDING: Proposed Gibson Lot Split, 6610 Channel Rd N.E.
As you recall, Ms. Gibson of 1255 66th Avenue N.E, has requested to split the
West 13 feet of 6610 Channel Road and combine it with her lot. I have
researched this proposal by inspecting the property and contacting the County
Recorders office.
My inspection of the properties found that there are no structures that would
interfere with the lot split.
When I contacted the County Recorders office, I found that there are no
easements that would obstruct the lot split. However, be aware of other
easements the properties have:
6610 Channel Road N.E.
Easement to the City of Fridley for the south 20 feet.
1255 66th Avenue N.E.
Easement to the City of Fridley for the south 20 feet.
Easement to the City of Fridley for the west 25 feet.
Utility easement for the north 5 feet.
Before any decision is made on this proposal, the need for future variances
and curb cuts should also be evaluated. If you have any more questions about
this lot split, please feel free to ask.
