Section 205.153, 2, requires that in areas with front yard setbacks
greater than the minimum, the average of the setbacks for buildings
within 100 feet on either side of the lot shall prevail, with a
- -deviation allowed of"six feet more or less than the average.
Public purpose served by this requirement is to ensure that any new
structures do not greatly impede the front yard "line of sight" for '
the existing house sites.
Section 205.053, 4B and 4B, 4, require minimum side yard setbacks

NOTICE OF PUBLIC HEARING
Notice is hereby given that the Appeals Commission of the City of Fridley
will conduct a public hearing in the City Council Chambers.at 6431 Univer-
sity Avenue Northeast at 7:30 P.M. on Tuesday, June 24, 1980, in regard
to the following matter:
Request for variances pursuant to Chapter 205
of the Fridley City Code, to reduce the front
yard setback from average front yard setback
from 50 feet to 38 feet, and reduce the side
yard setback on the living side of a dwelling
from the required 10 feet to 4 1/2 feet, to
allow a 23 1/2 by 36 addition to an existing
dwelling, located on Lot 1, Dennis Addition,
the same being 1399 66th Avenue N.E.
{ Notice is hereby given that all persons having an interest therein will be
given an opportunity to be heard at the above time and place.
