3. A REQUEST FOR A VARIANCE OF SECTION 45.053, 4B,, 5B. FROM CITY CODF1,.,T0
SCE THE SETBACK FOR A GARAGE OPENING ON A SIDZ STREET FROM 25 FEET., TO„
17 FEET TO ALLOW THE CONSTRUCTION OF A DWELLING AND GARAGE ON IAT 1. BLOOE 4..
ULZ4M GARDENS ADDITION, THE SAME BEING 10 -66% WAY N.E.. FRIDLEY,1rR 8QTA.
(REQUEST BY TRI_ILDERS. INC.. 7555 VAN BUREN STREET N.E.. FRIMMI 9OTA.)
Mr. Mike Holum was present to present the request. House.plans, survey and
pictures of the lot were shown to the Board.
Mr. Holum explained he is proposing an L-shaped rambler with the entrance on
66h Way and the garage exit on Ashton Avenue.
Mrs. Wahlberg asked why the garage couldn't be pushed back farther and still
be attached.
Mr. Holum said there is a service door going from the garage to the kitchen
that he wouldn't want to lose. He said to move the garage back would also
create another valley which could cause ice back up problems and it also
would cause more expense.
Mr. Reichert, 16- 66k Way, and Mr. Leffler, 17- 66k Way were present to egg
what was being proposed.
Mr. Harju asked what the hardship was in this case.
Mr. Holum answered he is trying to put the most valuation on the lot thAt
he can. He is also trying to keep a big back yard. He said there are 6 dot
of ideas for the lot but to get them on the lot at a reasonable price and
still have them look nice is hard to do.
MMON by Harju to close the public hearing.
Seconded by Crowder. Upon a voice vote, there being no nays, the motion
carried unanimously.
Mr. Crowder said he has no objections as Mr. Holum could show a hardship
by having to move the garage back. He felt this plans best suits this lot,
Since there isa bigger boulevard than normal on this lot it makes the
variance less objectionable.
Mr. Harju said he had no strong objections to the variance but he felt there
are other -plans that could Pit on this lot without variances,
Mss. Wahlberg said she agreed with the fact that other plans could fit on
this lot but this is a nice plan and there is enough boulevard for sldewR;kt
in the future.
MOTION by Wahlberg to recommend to Council approval of the variance frost
25 feet to 17 feet.
Secon:led by Crowder. Upon a voice vote,, there being no pays,, the mottgn
94wriad unanimously.
