As we discussed last week, it is of City staff's opinion that we would allow the single stall garage at 350 67th Avenue to be expanded to a double stall garage, provided it is no larger than 22 ft. wide and is 3 or more feet from the property line. Though this lot may appear to be a corner lot, the approx. 45 ft. right-of-way adjacent to this lot is unique in the fact that it could essentially be considered a separate lot in itself. Constructing an additional stall to the existing single stall garage will not only improve the quality of the property, it will also have minimal impact to side yard setback requirement.
