which was submitted to the city of Fridley by Mr. David Dockter
of 440-67 Avenue N. E., Fridley, Minnesota. I am aware of the
type of dwelling construction to be done on Mr. Dockter's property
and am in approval with the conditions set forth in the variance
application. I also state that I have no objections to this variance.

The meeting was called to order by Chairman Minish at 7:30 P.M.
MEMBERS PRESENT: Minish, Crowder, Harju, Sondheimer, Wahlberg
MEMBERS ABSENT: None
OTHERS PRESENT: Clarence Belisle - Building Inspector
MOTION by Harju to approve the March 28, 1972 minutes as written.
Seconded by Sondheimer. Upon a voice vote, there being no nays, the motion carried
unanimously.
Mr. Dockter and Mr. Gene Eggert, of Sussel Company, were present to present the
request.
Chairman Minish explained that this item had been tabled at the last meeting to
allow -time for the new notices to be sent to the property owners surrounding this
property. He asked the Board members if they had any further questions on the
request. The survey, pictures and plan were looked at again by the Board members.
MOTION by Crowder to receive the letter of "no objection" from Mr. Klein who is
the. adjacent property owner.
Seconded by Wahlberg. Upon a voice vote, there being no nays, the motion carried
unanimously.
Mr. Sondheimer asked where Mr. Klein's dwelling is in relation to the addition
proposed.
Mr. Dockter answered Mr. Klein's bedroors be adjacent to the living area
portion of the addition and his dwelling is 10 feet from the cocoon property li.na.
Mr. Eggert said there will be no windows facing Mr. Klein's dwelling but there
will be sliding glass doors to the rear.
Mr. Belisle asked how they proposed to vent the attic as it had to be accowpltphad
in areas other than on the East side.
Mr. Eggert said they will not cut into the existing attic but will vent the
addition separately. This way they will get away from having a dead valley.
Mr. HArju asked what the hardship was for the variance?
Mr. Dockter answered they want more living area and this is the only way tbgy qac
build onto the house ao the back of the house is a walkout..

MOTION by Crowder to close the public hearing.
Seconded by Wahlberg. Upon a voice vote, there being no nays, the motion carried
unanimously.
Mr. Crowder stated he was not very pleased with the area between the two structures
but he can understand them wanting to enter the family room from the kitchen.
Mr. Sondheimer stated he would go along with the variance if all the fire
requirements are maintained.
Mr. Harju stated this type of hardship could apply to anybody but the plan is not
objectionable.
MOTION by Crowder to recommend approval of the variance to the City Council with
the stipulations that:
1. The wall fronting the neighbors dwelling conform to all the necessary fire
requirements.
2. The family room contain no openings on the wall fronting the neighbors dwelling,
Seconded by Sondheimer. Upon a voice vote, there being no nays, the motion carried
unanimously.
MOTION by Crowder to receive the correspondence from Spring Lake Park which stated
they had no objections to the variance that was approved for the sign at Bob's
Produce Ranch.
Seconded by Wahlberg. Upon a voice vote, there being no nays, the motion carried
unanimously.
Mr. Julkowski was present to present the request.
A verification survey of the lot and a picture of the lot were shown to the
Board.
Mr. Julkowski said he has 19 feet between his house and the side lot line and he
would like to build an 18 foot attached garage as he needs a 2 car garage, When
the houses were built in this area they positioned them right in the center of the
lot.so there is not enough room to build an attached garage without a variance,
The`back yard slopes down about 3 to 4 feet so I don't want to build a detached
garage as it would require fill to build it.
Mr. Crowder asked if the driveway would still come off"Bacon as it does now and
how fat' the adjoining property owners house is away from the property line,

ve19city sewer cleaner and upon his recommendation the award was Meade for a
Model M-602YMW high velocity sewer pipe cleaner. He said this woosa W,gdgj
that he believed the Public Works Department desired and the one for whigh thq
bid specifications had been written. It has since come to his attention thet
itWould be advantageous for the City to consider placing a change gr4er IV=
thin model to a Model 701. The Model 701 exceeds the original bid spec�.f�g4t�o�3s.
It is basically the same machine, but has a number of attachments and Veat%ree
that the Public Works Department feels would be advantageous. The greetest

Chairman Minish asked Mr. Dockter to briefly go over his proposal again for the
benefit of the members of the Board who were absent at the last meeting.
Mr. Omtbedt explained there was an error made by them in drawing the proposed
addition and garage onto the survey in that the measurement asked for in the
front yard variance should be 33 feet 4 inches instead of 34.7 feet.
Chairman Minish stated the notices that were sent out stated 34.7 feet and the
Board can take action on that request but if the applicant wants to change the
request to 33.3 feet, new notices will have to be sent out to the surrounding
property owners.
Mr. Harju stated he couldn't see why the addition and garage couldn't be
jogged back to be more in the back yard.
Par. Dockter said the back wall of the addition is level with the cantilever
from the kitchen. It would be more expensive to jog the addition toward the
back.
Mr. Omtbedt said they would rather defer action on the request until the new
variance notices were sent out since the road restrictions are now on.
Chairman Minish stated the item had been tabled at the last meeting to allow
the applicant time to get a letter "of no objection" from his neighbor. Mr.
Dockter did submit this letter to the Building Inspection Department.
MOTION by Wahlberg to table this item until the April 11, 1972 meeting to
allow notices with the new measurement to be sent out again.
Seconded by Crowder. Upon a voice vote, there being no nays, the motion
carried unanimously.
