Ave. NIB, Fridley, during construction of the apartment at 146173' Ave. NE, Fridley This letter is to inform you of the property damage due to the construotion of the apartment. Also, it will list bow the damage should be repaired to insure my complete satisfaction and no legal action is necessary. Workers driving tractors, trucks, vans, etc have driven on many parts of the lawn. In doing so, they deft big divots and tore up grass in several parts of the lawn. They did not restrict their driving to just one area of the lawn, but drove over may different parts. The majority of the damage was done along the property line, but there are outer places around the back yard damaged. For example, two new telephone poles had to be placed on my properties. When this was being done, they left divots and marks from the poles being dragged across both of my properties. In addition, other services drove through my yard to hook up electric, phone and cable. When,the phone line was buried, large areas of,grass and soil surfue were destroyed across the entire width of my property. This project is still tort completed todate. I am also under the impression other utilities will be buried and the telephone poles are temporarily in place. Therefore, more damage will be done. In addition, inconvenience was caused due to phone service being interrupted several times after construction workers damaged lines. Some trees and shrubs were removed from my property that I would like replaced Also, there have been a lot of broken branches on existing trees caused by tractors snagging them as they drive by. Two years ago my house was remodeled. Every room was skin coated and painted. 'T'here were no visible cracks anywhere befiore tho construction began. Due to the tamping of the ground during construction, the house now has many cracks in the plaster around windows, doorways and ceilings, During the entire construction, there has been a lot oftraah and debris blowing all around the neighborhood. I've been picking this up out of the yards, but a lot is still In bushes and trees. This all needs to be cleaned up. This is a small list of damage done to my property. However, it does not go into real detail of all the damage and inconvenience caused during the entire construction project. The following are what I feel needs to be done to rectify the damage: ..IV 1. The lawn must be re -graded and seeded thirty (30) feet into my property along the property line, the entire length of 301 fleet. It needs to be seeded and graded so it matches color and level of the rest of the yard. All divots that are across the entire back yard also need to be seeded and graded to match the rest of the yard. 2. The repairs on the house need to be discussed so that some compensation can be made for the extensive damage done to the plaster on the walls and ceilings. I am willing to accept a mutually agreed upon monetary amount since I am not willing to go through the inconvenience of repairs at this time. 3. The water drainage next to my house is of great concern to me. After a few heavy rainfalls, I've observed that the water level has gone right to the top of the Swale. Any additional rain and the water will fa11 onto my property and into my basement. have never had any water in my basement since I have lived in this house. A better drainage system steeds to be lnstailed to insure that the water does not run onto my property and cause legal action in the future. Please contact me as soon as possible to discuss this. From the beginning of the construction, I have made several attempts with Mr. Reshetar and the City of Fridley to come up with solutions regarding the drainage system installed. There have been many adjustments and corrections, which have somewhat eased the problem. My main concerns at this point are: 1. Swale that was built to accommodate run off water that may occur does not seem adequate. With only a 2" rainfall this summer, my property and adjoining properties flooded. 2. The drainage that the swale provides may cause underground instability during winter freezing, spring thawing and heavy summer rain resulting in my foundation cracking or leaking. I wish to have this letter on record and placed in my home file in the event there is any future damage that results on my property from the above conditions.
