Sid Bader I have reviewed the plans for the above proposed construction and note fhe following: Type of Occupancy - Type H UBC Type of Construction - Type 5 - 1 hour Allowable Area - 18,400 square feet Proposed - 22,830 square feet Area as proposed is excessive to the code and will habe to be reduced by a fire wall. Hose cabinets as shown on drawing are unacceptable. Wet standpipes and hose must be located in stair towers. External fire department connections are req u i red . Fire Alarm and Detection equipment in accordance with our code is required. Rear stair openings shall be furnished with lighted exit signs on each floor. Type II lighting is required in halls and stairways. All doors opening into corridors and stairwells must be provided with smoke and draft stops. Enclosed please find a memo from Darrel Clark, Chief Building Official regarding the Building Code requirements. The inspection department would need to determine if the building could be rebuilt or would require demolition based on the Building Code. The Zoning Code allows nonconforming structures to be rebuilt, providing that the repairs do not constitute more than 50 percent of the fair market value of the structure. I reviewed the address file for this property, and there were no variances granted for the property. It appeared that the building was constructed to meet the code requirements as far as setbacks, etc. are concerned. An asbuilt survey would need to be done in order to verify that the structure does in fact meet the code requirements. If the structure does conform, then the 50 percent rule does not apply and you would be permitted to rebuild the structure in a way that would meet the code requirements.
