Dear Mr. Eisler:
Thank you for stopping by our office on Friday, November 8, 1996, to inquire about
dividing Lot 7, Block 1, Melody Manor, from Lot 6, Block 1, Melody Manor, in order to
construct an additional multi -tenant building.
I reviewed the address files for both 389 - 74`h Avenue and 371 - 74`h Avenue. The
property survey in the address file for 371 - 741h Avenue shows the location of the
westerly edge of your building located at 389 - 74`h Avenue. Based on this survey, I
was able to transfer the approximate location of your 11 -unit building onto the enclosed
certificate of survey.
Upon further code analysis, I determined that both Lot 6 and Lot 7 are required to meet
the minimum lot area requirement set forth in the R-3, General Multiple Family Dwelling
District. Combined with the fact that the building crosses the property line dividing Lots
6 and 7, the City would be unable to approve a lot split allowing you to construct
another building on part of Lot 7, Block 1, Melody Manor.
To summarize, both lots are required to meet the buildable area requirements in the
R-3, General Multiple Family District. There is not enough room to construct another
multiple family dwelling. If you have any questions regarding this letter, please feel
