SUBJECT: 210 - 57th Place N.E.
You requested that I evaluate 210 - 57th Place to determine if it
is a buildable lot. The property is currently zoned C-2, General
Business District. While the zoning is C-2, I evaluated the lot
based on R-1 zoning district classifications as the adjacent lots
are currently used for single family dwellings. In addition to the
adjacent uses being single family dwellings, I determined that the
lot would fall short in all aspects of the C-2, General Business
District, regulations.
The lot dimensions are 40 ft. by 140 ft. which equals a lot area
of 5, 600 sq. ft. The lot width of 40 feet does not meet the
minimum lot width requirement of 75 feet for the R-1 district. In
addition, the 5,600 sq. ft. lot area falls short of the required
minimum of 9, 000 sq. ft. However, if the Council were to grant a
lot area variance and the building setbacks were applied to the
lot, a buildable area of 25 ft. by 70 ft. would remain, within
which a single family dwelling unit could be constructed.
