FURNISHED BY: A74 Terrace Drive COPIES TO: New Brighton, Minnesota 55112 LABORATORY No. 9-3155 GENERAL We were regently %ontacted to investigate reported structural damage to the footings and foundation walls it the above referenced project. In addition, we were asked to provide recommendations concerning possible remedial measures. The project is a one-story, walk -out style house located between East River Road and the Mississippi River in Fridley,; Minnesota. The structure, 28' x 401 in plan, is supported on 18" wide continuous footings. The foundation wall is constructed of masonry blocks in a running bond pattern, approximately 71-2' high. The ground surface at the site generally slopes downward from NE to SW. The surficial geol- ogy of the area consists generally of sandy outwash underlain by a till related to the Des Moines Ice Lobe. We understand the site was excavated and the footings and masonry b.lock.foundation walls con- structed in late fall.of 1970. In March of 1971, the wood frame, siding, and roof were con- structed. However, no interior work was performed. Between completion of the foundation wall and framing of the building, the walls experienced a considerable degree of structural distress. This distress was manifested in the form of cracking of the foundation walls and footings. We were contacted at this stage and our'inves- tigation immediately commenced which consisted of a visual inspection and evaluation of the construction and underlying soils. INVESTIGATION On March 10, 1971, we performed our initial inspection at the site. We observed a number of cracks in the foundation wall and exterior footings. Cracking was note& in all three founda- tion walls (north, east, and west). Cracking in the walls generally developed,in step form along mortar joints. However, a number of cracks extended vertically through the masonry blocks. The most extensive cracking was noted near the south and north ends of the west wall, the west and central portions of the north wall, and the south end of the east wall. We A served the footing to be cracked in at least five places. The cracks in the footings were always a continuation of the foundation wall cracks. Near the SE corner of the structure the mortar was missing in a few of the block joints. The attached sketch illustrates the wall and footing crack patterns. The soil on b@th sides of the footings had been allowed to freeze during construction; both interior and exterior grades were at footing level throughout the winter. At" the time of our inspection,.the frost was.such that we could not penetrate it with a hand auger. ENGINEERS AND CHEMISTS aeCr oh 662 Cromwell. Avenue - St. Paul, Minn. 55114 s 63 REPORT OF: FROST DAMAGE INVESTIGATION DATE: March 31, 1971 LABORATORY No. 9-3155 PAGE: 2 INVESTIGATION (continued) quantity of ice and snow in the exterior trenches and the ice remaining in the basement interior suggested that the foundation soils were probably quite wet prior to freezing. An embankment exposure indicated the underlying soils were most likely a sandy clay. The nature of the cracking, the frozen condition of the soils, the soil type and moisture content, lead us to conclude that the distress conditions described were attributable to freezing and the subsequent heaving of the underlying foundation soils. The accompanying sketch illustrates tho direction and location of the wall and footing movements. In our letter to you of March 12, we recommended heating of the interior basement area, removal of ice and snow from the exterior trenches, and the heating of the bottom of these trenches. On March -18, 1971, we returned to further observe the condition of the foundation walls. At this time the basement interior had been heated to 750 F for seven to nine days and snow had been removed from the exterior trenches. However, a considerable quantity of water was standing in the outside and inside trench of the step-down footing on the south side of the structure. Our hand auger borings revealed that the sail adjacent to the interior footings was generally free of frost. In .the outside trenches we encountered thin layers of frozen soil on the west.and north sides. On the east side the .depth of -frozen soil increased towards the south end. In general, the soil encountered below the footings was a medium consistency gray sandy clay. A thin wall tube sample was taken along the east footing line near the south end and subjected to laboratory analysis. Test results showed the unfrozen soil to have a dry density of 113 pcf at a moisture content of 16.8%. By this time the cracks in the foundation wall on the west and north side had closed somewhat but the magnitude of cracking on the east wall had not changed significantly since our orig- inal observation. In addition, there was still a layer of frozen soil near the SE outside corner of the structure. We recommended that either more time be allowed for further natural thawing of the soils on the exterior of the foundation or that heat be applied to the frozen areas. On March 25, 1971, we made our last inspection of the construction. The soils in the base- men= interior were frost free and relatively dry except for the step-down footing area on the south side where we observed 1-272' of ponded water. The exterior trenches were relatively dry except for the south footing line where up to 22' of water and frozen soil and ice was encountered. As illustrated in the accompanying sketch, the magnitude of the cracks had been reduced in varying degrees from what had originally been observed. In general, the horizontal cracks had; closed appreciably more than the vertical cracks. RECOMMENDATIONS The vertical movement associated with the heaving and subsequent thawing and subsidence of the soils underlying the footings appears to have stabilized under the present loading con - See page 3 AS A MUTUAL PROTECTION TO CLIENTS. INC. aN ENGINEERS AND CHEMISTS yvearo 662 Cromwell Avenue - St. Paul, Minn. 55114 s s REPORT OF: FROST DAMAGE INVESTIGATION DATE: March 31, 1971 LABORATORY No. 9-3155 PAGE: 3 RECOMMENDATIONS (continued) itions, except near the SE corner of the structure where a small amount of frozen soil was still encountered. However, since these soils had been subjected to a,form of remolding action due to the freeze -thaw cycle, further consolidation would not be unusual with the addition of further dead and live loads to the structure. However, any damage caused by this consolidation most likely could be rectified by routine tuck -pointing of the masonry joints or retaping of dry wall joints. The lateral movement of the foundation associated with the freezing of the underlying soils is still very much in evidence. The weight of the house frame, siding, and roofing applied after the displacement occurred has impaired the return of the foundation to its original configuration. A considerable degree of masonry work will have to be done to correct this remaining distortion. In general, we recommend the repair of all cracked or missing mortar joints, the filling of all openings caused by lateral movement, and the replacement of any cracked blocks. This foundation repair work can be delayed until more of the building dead load has been added in order to allow.the soil to undergo further consolidation. We recommend immediate removal of the ponded water in the vicinity of the south foundation wall. Infiltration of this water into the underlying sandy soils could lead to consolidation of the soils and further distort the foundation. REMARKS In no way should this report be interpreted as an excavation evaluation. This report con- cerns the movements due to the freezing and subsequent thawing of the soils and not to consolidation of soils due to application of loads or disturbance. r TWIN CITY TESTING AND ENGINE RING LABORATORY, INC.
